🚨 A simple roof maintenance job turned into a roof replacement this week.
We were engaged to carry out a roof re-screw on a commercial building and quickly discovered a much bigger problem.
Approximately 25% of the existing roof screws were so heavily corroded that they snapped off or could not be removed at all. Over time, the rust had transferred into the roof sheets, causing significant corrosion around the fixings.
Unfortunately, because the issue had been left unchecked for too long, a section of the roof had deteriorated beyond repair and required replacement.
This is exactly why regular roof inspections are so important.
From the ground, the roof looked relatively normal. However, once we got up there, the extent of the corrosion became obvious.
A roof inspection can identify:✔ Corroded screws and fixings✔ Rusting roof sheets✔ Failing flashings and penetrations✔ Blocked gutters and downpipes✔ Potential leak points before they become major problems
Preventative maintenance is almost always cheaper than emergency repairs or roof replacement.
