Take a look at waterproofing in action.

As waterproofing systems continue to evolve fast, functional, cost-effective and thermally efficient solutions are leading the way forward. Combing waterproofing with thermal performance can help deliver smarter, more efficient solutions for buildings.

Here, insulation boards are being installed on the roof using an adhesive as part of the waterproofing system.

The boards serve multiple purposes, helping create falls across the roof while also providing thermal insulation. Adding insulation helps keep the roof surface warmer, reducing condensation.

Once the boards are in place, the next stages will include installation of the waterproofing membrane.

POV: You’re superintendent for the day 🦺

Works are well underway, with new cavity flashings, sliding doors, waterproofing and balustrades being installed across the project.

As superintendent, Bellmont is overseeing the works and monitoring progress and details throughout the remediation process.

For a strata plan, having the design practitioner also act as superintendent can help avoid double handling of project management costs, allowing the project to proceed more quickly and cost-effectively for the owners.

Lots of progress to tick off the list, with plenty more to come ✔️

What goes into preserving a heritage bell frame?

One of the next steps at of St George’s Greek Orthodox Church is the restoration of the frame within the bell tower.

As a local heritage building, preserving its significance is an important part of the project.

For the bell frame, that means salvaging and reusing as much of the original steel as possible, while replacing only what could no longer be safely reused.

These balconies have had a major refresh.

The works are nearing completion, including:
🔨 Concrete spalling repairs
🧱 New blockwork balustrades
💧 Balcony waterproofing and cavity flashing
🏠New balcony doors and tiling

This project is addressing a range of façade, waterproofing and concrete issues to improve the long term performance of the balconies.

Now this is what progress looks like.

With concrete repairs to the bell tower and entryway arches now completed, a fresh coat of paint is making St George’s Greek Orthodox Church look brand new.

What’s happening beneath the surface?

What initially presented as rising damp across multiple units led our engineers to investigate what was happening below ground.

Our investigations identified underlying drainage issues allowing subsurface water to reach the walls and manifest internally as dampness.

To address the underlying causes, the works included:
🌳Redirecting stormwater flows
🌳Installing new drainage
🌳Applying waterproofing membranes
🌳Constructing new earth-retaining support walls
🌳Reconfiguring external landscaping
🌳Constructing new dividing walls and concrete slabs

Rather than treating the dampness alone, the works addressed the underlying water management issues affecting the units.

A closer look reveals a serious structural issue.

The base of this steel post has lost over 50% of its section due to corrosion.

Left exposed and unprotected, years of corrosion and inaction have resulted in significant deterioration and structural failure, meaning this post will require replacement. The balcony slabs are now supported off temporary props to ensure stability for the short term

How could this have been avoided?

In this case, the steel was not galvanised and poorly detailed to any existing membrane on the slabs, leaving the steel posts vulnerable to corrosion. Galvanised steel has a protective zinc coating that helps prevent corrosion and extends the service life of the steel. Proper membrane termination around posts assist in minimising the effects of the chloride laden environment along coastal locations.

Early identification and action can also prevent minor corrosion from becoming a major structural issue.

Damp Proof Course, or DPC, helps prevent rising damp 💧

On this project, we’re using Dryrod damp-proofing rods, which contain a water-repellent.

The rods are inserted into pre-drilled holes along the mortar joints. The water repellent then diffuses into the masonry, forming a barrier that stops further rising damp and helps the wall dry out.

A simple solution that can make a big difference when dealing with rising damp.

Another balcony waterproofing project complete, and we don’t think this view can be beaten!
With a view like this, the balcony is an important part of the home and needs to perform just as well as it looks.

As part of these works, the existing cavity flashings were replaced, along with the balcony windows and doors. The existing balustrades were left unaltered.

Balcony waterproofing plays a critical role in protecting the balcony and the building elements around it. When waterproofing fails, water can find its way into the structure, causing water ingress, corrosion and deterioration over time.

That’s why getting the waterproofing design and detailing right is so important, particularly for balconies exposed to Sydney’s elements.

What does a training day look like for an engineer?

The Bellmont team spent the morning at Fatra’s new facility in Wetherill Park for their Insulated Waterproofing Systems Demo Day.

From understanding the systems and membrane attachment methods to watching live demonstrations, the session gave us the opportunity to learn from the people behind the products.

Staying up to date with different systems and installation methods helps us better understand what’s happening on site.
