Why Beaudesert buyers aren’t waiting for completion.

Across our Beaudesert projects, homes have sold before practical completion. It’s a pattern worth unpacking if you’re an investor or a developer weighing up the area.

The drivers are straightforward: land that’s still well priced relative to the coast, strong population growth forecast for the Scenic Rim, and not enough new, well-built supply to meet it. Buyers who understand that are moving early.

Buying before completion isn’t for everyone, but when the builder and developer are the same team, there’s one party accountable for what’s delivered.

If you want to talk through an opportunity in Beaudesert, get in touch.

What happens between lock-up and handover.

Once a home is locked up, most people assume the hard part is done. In reality, it’s where much of the work that buyers actually notice happens: internal linings, joinery, tiling, fit-off, painting, and the final inspections and defects walk before the keys change hands.

It’s also where programs quietly slip if trades aren’t sequenced well. Because we manage the build and the development side together, we plan this stage from the start rather than reacting to it at the end.

If you’re weighing up a build and want to know how the final stages are managed, get in touch.

Eaglesfield, Beaudesert: eight homes, almost there.

When we last shared this project, all eight homes had sold ahead of completion. Since then the team has kept working through the final stages, and from the air you can see how the whole site has come together as one streetscape rather than eight separate builds.

That’s the part of multi-dwelling work that’s easy to underestimate. Every home has to hit the same standard, on the same program, so the project reads as a finished place on handover day.

We’ll share the finished result soon. If you’ve got a site in Beaudesert or across the Scenic Rim corridor, get in touch.

‘Fixed price’ means different things to different builders, so here’s what it actually means with us.

Our contracts price the build in full before we start: site costs, council fees, and the fixtures and finishes we’ve specified, not a base price that grows once you’re locked in. Changes are still possible, but they’re priced and agreed before they happen, not discovered on an invoice.

It’s a small distinction on paper and a significant one once a build is underway. It’s also why builder–developer control matters: the team pricing the job is the same team building it.

If you want a straight answer on what a build with us would actually cost, get in touch.

We get asked this a lot: is a duplex a better investment than a standalone house? The honest answer is it depends on the site, not on which one sounds better.

A duplex splits one build cost across two dwellings and two rental or resale outcomes, which can improve yield on the right block, especially where land value is high relative to build cost. A standalone house on a larger block can offer more capital growth and broader buyer appeal down the line.

The numbers only work if the site is zoned for it, the layout doesn’t feel compromised, and the build quality holds up on both. That’s the part most people skip.

If you’re weighing up a site and don’t know which way it should go, get in touch and we’ll work through the numbers with you.

Before a single slab goes down, every Arista project goes through a development process most builders never see.

We assess site feasibility, work through town planning and zoning, and model the numbers on a project before we commit to building it. That’s the ‘develop’ in builder–developer: understanding whether a site actually works, for us and for the eventual owners, before design even starts.

It means the homes we build are sitting on sites we’ve already proven make sense, not just plans handed to us by someone else. For landowners and investors, it also means we can talk about a site’s potential long before a contract is signed.

If you’ve got a site and want an honest read on what it could become, get in touch.

Talk to enough developers and the same pattern comes up: the build rarely blows the budget on materials. It blows the program, and the carrying costs on a stalled site cost more than any line item ever does.

Program risk mostly comes from one thing: subcontracted project management. When a builder outsources coordination to a site manager who isn’t accountable for the trades or the numbers, gaps open up between trades, and nobody owns the delay.

We keep project management in-house, lock trade sequencing before we start, and report against a fixed program every week, not just a fixed price. On multi-dwelling sites, that’s the difference between a duplex settling on schedule and one still waiting on final trades three months after handover was meant to happen.

If program certainty matters as much as price on your next site, get in touch.
