Brick is porous, so even painted brickwork can absorb rainwater and let it seep into your home.

When gyprock sits against damp brick around a window opening, it can draw in moisture and start growing mould or breaking down. That’s why we coat every window opening with a two-part epoxy primer before the gyprock goes on, locking moisture out of the brick for good.

It’s a small step that new building codes now call for, and on renovations like this one, it’s well worth doing even when the windows stay put.

Ever wondered why some bathroom renos take days before anything looks different?

On this job, we had to cut out half the floor because the shower drain was sitting at the highest point, leaving a 35mm height difference that would have pushed the doorway out of line. Instead of building the floor up with heavy mortar, we’re recessing the drain down to keep the weight off an older structure that wasn’t built to carry an extra 2.5 tonnes. We’re also straightening the walls with packers now, because a perfect tile job starts with a perfect frame. The first trade on site sets the standard for everyone who follows, so we’d rather take three extra days now than leave you with cracks and leaks later.

Ever wondered why some bathrooms have a big step up at the door? It’s usually because the floor underneath isn’t level, and builders add extra layers on top to make the water drain the right way.

On this job, we’re fixing the problem from underneath instead, lifting the floor so the step stays small and the extra weight stays off. While we were under the house, we also spotted old posts starting to rot, so we’ve recommended swapping them for steel ones. Fixing it properly now saves the owners from cracked tiles down the track.

This kitchen used to be broken up by walls, a little pantry, and an old archway. We put in a structural beam and opened the whole thing up into one big kitchen, dining, and living space. Olive green 100x100 splashback tiles are making a comeback, and they look amazing in here. Add new floors, a full repaint, all new lighting, and a big fixed glass window, and it's a completely different house. Just the fridge, dishwasher, and a few cupboards to go before handover.

"Why does my reno cost more than a new build?" is one of the most common questions we get. The answer is labour time, because working with existing structures is slower than building from scratch. We can frame and truss a whole house in two days, but stripping out and rebuilding one bathroom takes just as long. Tight access, demolition, and fitting new work to old walls all add hours that a new build doesn't have. That's where the extra cost comes from, and it's worth knowing before you get quotes.
