The Garage Too Narrow For The Cars

The garage was designed for four cars at 2.9 metres wide per bay. The Range Rover is 2 metres wide and needs 3.2 metres minimum with the door open. The garage that fits four cars comfortably fits two with the doors open. A luxury estate garage needs to be designed around the actual vehicles specified in the brief. The garage on a bespoke estate is not a storage room for cars. It is a room designed around the most valuable objects in the home. Size it to the brief. Not to the standard.

The Laundry Chute That Was Never Built

Six bedroom estate across three levels and every item of laundry is carried by hand down one or two flights of stairs every morning. A laundry chute costs $3,000 to $5,000 at construction stage. Retrofitting one into a completed building starts at $15,000. It was in the brief. It came up in the first meeting. And somewhere between concept and documentation it disappeared. Nothing that was in the brief should ever silently disappear without a deliberate decision to remove it.

The Driveway That Kills The Facade

The home is extraordinary and then a 6 metre wide exposed aggregate driveway cuts directly across the front of the property with two roller doors as the dominant visual element of the ground floor. The driveway on a bespoke estate is part of the arrival sequence and needs to be designed as such. If your driveway is wider than your entry sequence is powerful, the brief was resolved for car access before it was resolved for street presence.

The Dark Heart

Floor to ceiling glazing on the northern facade, a full height void over the entry, skylights above the staircase, and the centre of your 1200 square metre floor plan is permanently dark. By midday every light in the centre of the house is on. A floor plan that cannot be lit by the sun in its centre is a floor plan that was never tested in three dimensions. Light wells, internal courtyards, and skylights over circulation areas are resolved at concept design stage or they cost $150,000 to retrofit later.

The Home Gym Nobody Uses

$120,000 home gym with a 2.4 metre ceiling, no natural light, inadequate ventilation, and entry through the laundry. Six months after moving in the treadmill has a towel on it and the room stores luggage and Christmas decorations. A home gym needs a minimum 3 metre ceiling, a direct north or east outlook, dedicated mechanical ventilation, and an entry connected to the main circulation spine of the home. Treat it like a primary room or accept that it will become storage within a year.

The Design That Never Gets Built

A design that looks extraordinary but cannot be built to budget is called a shelf project. It sits in a folder. The client has paid for a design they cannot build. Before we draw a single line we calculate the total gross floor area, multiply it by the construction cost per square metre, and tell the client the truth about what that brief actually costs to build. That conversation happens in a phone call. Not six months into a design process after money has been spent.

The Tile That Makes The Room Feel Small

A 600 by 600 millimetre tile in a 12 metre open plan living area creates a visual grid that fragments the floor plane and makes the space read as smaller than it is. On a floor plan of this scale the minimum tile size should be 900 by 900 millimetres. Specify the tile size relative to the room size. Not relative to what was popular at the showroom the week you visited.

The Dining Room That Seats Nobody

Formal dining room, 20 square metres, $10,000 chandelier, custom 3 metre table, and 600 millimetres between the end of the table and the wall. A chair pulled back to sit down hits the wall before the person can clear the table edge. A dining room that cannot comfortably seat the number it was designed for is not a dining room. It is an expensive circulation problem with a chandelier.

The Kitchen With No Working Triangle

Your kitchen cost $300,000 and the fridge, cooktop, and sink are positioned in a way that means every meal requires crossing the same 1.8 metre area three times for every single task. The working triangle is locked in at floor plan stage. Moving a cooktop after the slab is poured means relocating gas or induction wiring through a finished floor. A kitchen that photographs well but functions badly is a $300,000 prop.
