On sites with older HID hi-bay fittings, switching them back on can mean waiting several minutes for usable light.

A loose fastener or a worn seal may not seem serious today. Fasteners are a good example of how small things add up. Too loose and the seal never compresses properly. Too tight and the sealing material is squeezed out past the washer. Either way, the assembly is not doing its job, and you often do not see the result until water finds its way inside.

Water and electrical systems do not mix well, yet they often share the same problem areas in a building: basements, plant rooms, lift pits and facade penetrations.

When a building has a moisture issue, the conversation usually centres on the waterproofing. The electrical side can be quietly affected too: corroded fittings, compromised cable runs, nuisance tripping that nobody connects back to the water.
