Completed this split system swap out today in Kingsley. The old condenser unit was on the ground taking up valuable space. The client asked if I could put it on the wall which was no problem at all. I was able to leave plenty of access below to the meter box and also the recommended 300mm above to unit to access the boards if required.

Swapped out a 15 year old split system that was creaking and misbehaving. Put in this carrier 7kw split. I even had a helper (picture 5).

The original unit was on mounting blocks in sand and I’m not sure what the installer was trying to achieve by cutting the blocks down so that the back end of the old condenser unit actually had no support 😉.

As the customer wants to redo the area around the unit it was decided to mount the outdoor unit on a wall bracket.

What else do you do on a Sunday when you don’t want to take the gardening. You do split system bag washes.

The coil has been treated with a special chemical to soften the dirt and grease as have the covers. Then I use a special air conditioning cleaning pressure pack to hose all the dirt off the coil, ensuring that the drain pan is running clear and also making sure that the fan wheel and housing are also nice and clean.

This is just a small example of how badly a customers evaporative cooler has been butchered by another contractor. Where the cable passes through the hole in the grey cover is where the on/off switch should be protruding when the base is properly fitted over the electrical control box. None of the writing was done properly and the customer had had so many problems with this they decided to replace the unit.

Unfortunately there is not really a governing body out there to deal with shonky workmanship like that as evaporative coolers these days are plug and play-all you have to do is get them up onto the roof😜

I was invited to replace parts on this evaporative cooler after the customer had had a quote from a plumber/contractor who had allegedly serviced this unit only a couple of weeks earlier. The customer had a problem with water overflowing down the drain. The contractor had quoted her for a new electronic drain valve when in fact it was the much cheaper float valve that needed replacing. The little white tub is for chlorine tablets which some people like to put in the sump of their units. Not only was it not secured, allowing it to roll around the unit potentially getting stuck under the float valve, but the contractor didn’t even bother placing the chlorine tablet in the container!! You can make your own mind up as to whether or not you think the contractor did a good job cleaning out the sump 😡😡😡 this was in Willeton

When your evaporative cooler isn’t cooling like it should, you may notice water overflowing down the drain pipe or onto the roof as a constant trickle. This is usually a result of the float valve starting to fail. It is an easy fix. This blue float valve was the original one in the evaporative cooler and hasn’t been available for years like that.

I was up on a customers roof when I spotted the ridge capping in a terrible state. As the customer had just spent a lot of time and effort doing up the inside of the house I showed them this as the last thing they would want is water pouring through their roof

Umm. I went to replace the louvre drive motor in a split system in a retirement village unit and as I was taking off the covers, this signal cable fell out. The screw was completely loose. It is worth while getting your refrigerated and evaporative systems fully checked annually by a professional. Loose connections not only lead to component failure, they also cause higher electricity bills and can also lead to fires starting when connection points get very hot.

I had this job in Aveley last week. I was asked by the owners of the property (rental) to quote on replacing the pads in the evaporative cooler. I was told the real estate agent had already had someone come out to service/clean the unit and even the tenant told me that someone went up onto the roof with THEIR hose and spent nearly an hour on the roof. I win the job and was absolutely horrified when I got up onto the roof. I actually had to use a large flat head screwdriver to pry the pads away from the frame because they were literally cemented to the frame of the unit. I then filled the plastic bag pictured with dirt I simply scooped out other unit with my hands before even going in there with a hose! The last pictures show what an evaporative cooler should look like. If you want your unit servicing by a professional who absolutely will not rip you off then give me a call or send me a message.

I went to this air conditioner which had stopped working in a rental. When I pulled the covers off to see what was going on I saw that a mouse had chewed through the air temperature sensor cable on one side. The insulation on the other side was chewed as well but the wire was still intact. I was able to wrap electrical tape around the bare wire and then used a connector one the other side. The reason for doing this was to see if the board was damaged and to hopefully give the tenant air conditioning whilst a new cable was on order.

Another evap cooler I have just done a winter shutdown on. Bottom right is how dirty this unit gets in just one season. Top right is after I’ve cleaned it and left is after I put the cover on. I also turn off the water to the unit and the power in the unit so no one can accidentally turn it on with the cover on 😉. Putting a cover on helps to prolong the life of the pads, it helps keeps the house a few degrees warmer over winter as it stops the howling cold wind from coming down the ducts and also it means you don’t need to go round the house trying to close up the vents.

New Mitsubishi 7kw split system installed today. As the ceiling inside was considerably higher than the eaves outside, I had to be very accurate with my measurements for the placement of the indoor unit. It all worked out perfectly. As per usual my electrics were done by the very competent Carlo Zampatti from Zampatti electrical. The customer in this case opted not to have the old RAC removed and the hole in the wall bricked up.

Swapped out a 25 year old split system in Duncraig. The old outdoor unit had been installed right under the eaves. The old indoor unit had been installed above the cupboards butted up against the left hand wall right up against the cornice. The new unit has been centralised and the outdoor unit put at a much more sensible height allowing for maintenance to be done much more easily and safely

You would be forgiven for thinking that this air conditioner was in the Pilbara. This was actually in Perth. This was as a result of a total lack of maintenance and running the unit with windows and doors open. Once cleaned the airflow off the fan was greatly improved and the cooling was much better. Remember folks-the coil is where your heart exchange takes place and needs to be clean

When your evap cooler is overflowing onto the roof or down the drain it is likely your float valve mechanism has failed and isn’t shutting off like this one. It only shut off when the unit was turned off and the water solenoid was de-energised.

20/03/2020

The hose that’s feeds water from the water solenoid to the black counterweight drain valve and from the drain valve to the pump had both gone rock solid. This caused the drain valve connection to snap spraying water in the unit. It destroyed the motor and the control board. The solenoid also burnt out and had to be replaced. Regular servicing of the evap cooler could have prevented most of this damage as one of the things we check and can easily and cheaply replace are the hoses

This is an evap cooler one of my real estate agents asked me to look at. The first thing that struck me was how dirty it was. It required a good hour of scrubbing and scraping to get the dirt and scale out of the base. The second thing was how the genius who installed this unit ran the control cable. These units all come with installation instructions so there is no excuse for what you see in the picture. Cutting a hole in the base of the unit where water runs, is not the brightest of ideas. I’m amazed that they didn’t have water pouring through the roof!
