The grano is poured and tape is put across the entry to stop people driving on it and a dropsheet to cover it while the painter does the garage ceiling/
The paved (or in this case, concreted) areas are prepped ready for the concrete to be delivered.
The Part B pest control is put down just before the concrete is ready to be poured, As it is such a large area, it had to be done on 2 separate days as the concrete goes right around the back of the house.

The painter starts, and dependent on the weather, he may start outside..
The grano hardstand (garage floor) prep and site clean is done, ready to be poured.
Once the grano is down, the garage door can be measured.
Before the painter starts painting he will put dropsheets around to protect the surfaces, If he is painting the walls he may even put plastic over the windows

The tiling will take several days sometimes up to a couple of weeks, it is manual labour and each tile has to be laid individually and tiles will have to be cut to fit one at a time.
Here our client wanted to have a feature wall of ceramic tiles flowing from outside to inside as the front entry door is a glazed door, they can be seen from both inside and outside.
Our clients requested full height tiling to all the bathrooms. When we install full height tiling, it is laid to the underside of the cornice.

The tiler comes in and does the screeds to the wet area floors. He will need clean sand and bricks for any hobs and underneath an wet area cabinets.
Once the screeds are dry, the waterproofer comes and paints the waterproof membrane in the shower recesses.
The waterproofing has takes a couple of days to dry and then the tiler can come back and start laying the tiles.

Sometimes, due to the amount of cabinets in the home, it will take several trips for installation.
Even though this is a smaller home on a rear strata block, the cabinetwork in the home is extensive, so several trips were needed.
The handles are installed covered with plastic to help stop them getting scratched.
Drawer units and doors are fitted and when they are all on, the cabinetmaker may need to adjust the hinges or rollers, to ensure they are all aligned correctly.

The electrician will come and pull through the wires ready for the lights and power points, they may even cut holes in the ceilings for the exhaust fans.
The cabinets are installed. Generally when there are stone tops, the carcasses, doors and panels are fitted and the stone tops are fitted at a later date.
When there are cabinets that go to the ceiling, the cornice will need to be fitted afterwards, so the ceiling contractors will come back to site and fit the lengths they weren’t able to fit before.

The fixing carpenter fits all the shelving, hanging rails and doors, he will drill the holes for the door handles, and he will install the front and garage door entry internal only, the remainder aren’t fitted until after the doors have been painted.
Our clients chose a push button deadlock for their home, and there is no handle. The towel rails and toilet roll holders are fitted after the home has been painted, and the fixer will come back and fit the remaining items.

Unfortunately you won’t be able to see a lot of it.
The cabinetmakers will come and do a site measure once the walls are set and the ceilings are complete.
When there are overhead cupboards, the cabinetmaker needs to check the bulkheads are straight and take measurements rather than rely on dimensions on the plans.

Now that the roof is covered, the plasterers come in and put the grey float on the walls.
Once the float is done, the ceiling contractors come in and put the ceiling and any plasterboard wall linings on.
The boards are “thrown”, fixed to the steel battens or wall plates, they are then flushed, and the cornice installed, once they are all dry, the contractors will come back to site and sand all the joins.

The roof sheets, gutters, flashings, flumes and anticon are delivered to site and the roof plumber can install the roof cover.
In this instance there was a BAL level 12.5 (Bushfire attack level) .on the house, so anticon had to be placed under the roof sheeting to the entire roof area.
And as the house is built in a built up area with mature trees, we installed gutter guard to keep the leaves and branches from filling the gutters.

The aluminium doors and windows are covered with protective plastic so Brickwork is nearly complete, the door, window frames and roof hold down straps have been installed.

The brickies have erected their profiles and brickwork is well underway, the brickies kit (scaffold) has been delivered to site so the brickies can lay the higher bricks.
The unsupported brickwork is propped at the end of each day so that it doesn’t fall.
Weather can make a huge difference in the time taken to complete the brickwork, the brickies are working outside in the weather, and in this case it was during the hot summer days.
As there are time restrictions, they can only start work at the time each shire has nominated and will work through the day, but knock off early afternoon. On extremely hot days, and when there is a string of them, the trades may not be on site due to the heat.

Once all trades have been to site and laid the services in the trench, they are backfilled and compacted.
Unfortunately on a rear strata lot, there isn’t room to spread the excess soil so it will need to be removed from site.
When the excess soil is removed and the slab cleaned, the brickie can come to site and string out for the brickwork.
Now the slab is clean, and the brickie has strung out, we organise to have the bricks delivered and loaded, brick hardware, door frames, window frames, lintels, shed and cement delivered for the brickies to start work.

As the block is a rear strata lot and the sewer is in the rear of the lot, it needs a single concrete pile to protect the house from subsidence if the Water Corporation have to come and do any works on the mains.
When the footings are poured, the concrete pile is poured at the same time.
Before the slab pour, the grano books the concrete pump and the concrete to come to site as early as possible.
Concrete goes off by a chemical reaction, but still can be affected by the heat, wind which will dry the surface and create crazing, so he will want to get the concrete in place as early as possible to allow as much working time as possible.
On extremely hot days, we also allow to spray the slab with a curing compound which retains the moisture in the slab and slows the curing time, this helps lessen the chance of shrinkage and cracking to the slab.

Once the footings have been poured the slab is generally booked for the next day, before the concrete pump and concrete truck arrive on site, the grano prepares for the pouring of the slab by installing his form boards.
These boards hold the concrete in place as its poured.
The plumber will generally put foam blocks around the waste pipes for toilet suites to make it easier to install them and the pipes are generally capped or taped closed to stop building rubble falling in.
Steel rods are placed in the slab by the concretor as the concrete is pumped in and the bar chairs are in place to lift the mesh off the plastic.

After the earthworks are done, the block is re pegged by the surveyor, to ensure the pegs are in the correct place before laying the ground slab.
The grano workers use the pegs to get correct dimensions for the setout of the footings and slab.
The plumbers come in and do the plumbing prelay for the slab.
They dig the trenches for all the wastes and water lines that go under the slab
The grano worker strings out the area of the slab, and digs the footings, the pest control company comes in and does a termite prelay spray, called a Part A, the grano then lays black poly, bar chairs and mesh over the slab area before the concrete footings are laid.

Our clients engaged us to build a rear strata, lock and leave home, and have given us permission to document and share the progress of their new home.
Over the next weeks we will share the progress of their home.
As it was a rear strata property of only 313m², to be able to fit the house on the block there had to be 2 parapet (online boundary) walls and piling to the footings as the lot had a sewer easement due to the proximity of the sewer line.
Building boundary walls means, before we could start any works on site, the neighbouring fences had to be removed and neighbours consulted.
