James is your fully licensed and insured building and pest inspector with over 46 years of experience in the building industry.

He is a fully qualified Carpenter/Joiner starting his apprenticeship in 1976, giving him immense experience in the building industry from Design and Construct (Prestige Homes), to Commercial and Industrial. After serving 6 years in the Defence Force, James continued his passion by obtaining his Builder’s Licence in the year 2000. In this way James was able to service and build his clients’ dream homes with the insurance that they were structurally sound and stunning winning numerous HIA awards. In 2006 James acquired his “Building Inspector Certificate” through the MBA having passed the mandatory entry for the course. James' Qualifications:

Unscrupulous REAL ESTATE AGENTS
It is unlawful for a real estate agent to inform you of or impose restrictions on which Building and Pest inspector you may use for a pre-purchase inspection. The ramifications have already been identified with one real estate agency.

WA real estate are different from other states where there is a cooling-off period. Once one enters into a contract in WA and it is accepted, there is pretty well no way out of that contract unless the roof comes down as it will state: structural only.

Additionally, it is important to note that some real estate professionals mistakenly confine the definition of a Major Structural Defect solely to roofing issues; this interpretation is inaccurate.

The apron flashing was not installed over this split roof of the building being faulty/ unsatisfactory works. This has led to water pe*******on into this client’s roof void and wall cavity causing issues to the ceilings of the alfresco and Master bedroom. This is very common in Perth where it seems that some builders thinks that they need not to comply with NCC – WEATHERPROOFING OF ROOF AND WALLS as on example

Concrete mounds are required under AS 1684.2 to protect the posts and Stirrups from rust/ corrosion. There is some engineers in Perth who states it is not needed as Perth have well drain earth, I would challenge this without hesitation.

As stated on the IMH BLOG, gutters do NOT have falls to downpipes in WA only, therefore the stormwater is relying on gravity to distribute the water into the downpipe. Having excessive silicone around the throat of the downpipe at the gutter junction is faulty works and can collect debris and restrict the exit point leaving the gutters to pond. This is non-compliant to Building codes and very common in Perth.
