You need to know about the Delayed Commencement Allowance (also known as Delayed Title Allowance)!

This allowance is added by your consultant to cover potential price increases if your construction start date gets pushed back due to title delays. However, it’s important to note that this allowance is NOT a guarantee. If prices increase beyond the allowance, the builder can still pass on additional costs🥲.
If the allowance isn't used, it’s typically refunded back to the client.

For instance, if your builder offers a 3-month price hold from the Preliminary Agreement (PPA) stage, but your block doesn't title for 6 months, your price may be adjusted if there's a builder's price increase. Different price hold periods apply to PPA and Building Contracts (BC), so understanding the conditions is crucial.

The second type of cost increase comes from "Provisional sums," often seen in siteworks. If your builder hasn't assessed your siteworks before signing the contract and everything's marked as "provisional," you might face a variation with the true cost just before construction starts.

This can be confusing because it's not a general price increase covered by the price hold period. Instead, it's about properly calculating provisional sums, which can change once assessed. Whether the cost rises or falls, it's crucial to understand these details

The team's creativity shines in their Home Designs service, exceeding expectations. I first get in contact with them for a home design for a block I nearly bought, then hired them for a building contract (including PPA) review. The owner, Michael, is a lovely and friendly guy. I clicked with him immediately. He replies to any enquiries, gives recommendations, help you in every decisions. He can explain you in details the differences in the various quotes your receive from the builders. It's incredible how some builders looks like the same and there is SO MUCH difference instead. Builders tells you what they include, not what they don't, that you might not even know it exists! I texted Michael for any doubt I had, 3 phase power, GAS, Alfresco or also to get an idea if what I was being quoted for an upgrade was fair or bull****, and in this event, for someone like me not native english speaker, help you addressing this issue with the builder "in their language". He provided amazing insights to the plan. I came down to think about him more as a friend than someone I paid to provide me a service. In summary, Before You Build WA is a standout choice for anyone seeking a seamless and satisfying building experience.
