🚧Let's clarify the details about "price increases" when building your home📈

First, a "price increase" typically refers to the overall cost of your home rising due to materials and labor. Your "price hold period" locks in this pricing, but it's important to meet the conditions.

For instance, if your builder offers a 3-month price hold from the Preliminary Agreement (PPA) stage, but your block doesn't title for 6 months, your price may be adjusted if there's a builder's price increase. Different price hold periods apply to PPA and Building Contracts (BC), so understanding the conditions is crucial.

The second type of cost increase comes from "Provisional sums," often seen in siteworks. If your builder hasn't assessed your siteworks before signing the contract and everything's marked as "provisional," you might face a variation with the true cost just before construction starts.

This can be confusing because it's not a general price increase covered by the price hold period. Instead, it's about properly calculating provisional sums, which can change once assessed. Whether the cost rises or falls, it's crucial to understand these details

⚙️ Terms and Conditions: Behind those promises includes specific terms and conditions. Understanding them is key to managing expectations. For example, they could be limited to development sites only, not established areas. Or, its only available for standard designs only, not custom homes.

🤔 Is it Really Guaranteed? While guarantees sound reassuring, it's crucial to verify their validity. Don't just take it at face value! Are they still subject to the same conditions that allows the builders to be able to apply for an Extension of Time (EOT)?

🚫 Penalties for Delays: Some contracts may include penalties if the builder fails to meet the agreed-upon timeframe. What is it really worth?
