Dear Mr Velux installer…

Standard practise in WA 🤠🤠😳😫
Happy Sunday legends of Perth
I love a local Morley re-gutter 🥰 Original OG 100x50mm downpipes replaced with Terrain slotted gutters
This patio in Bicton had its roof sheets overhanging only 10 mm into the gutter. The water ran behind the gutter and rotted out the wooden batten on the bottom row. We stripped the gutter and downpipes, cut back the rafters, added correct fall and reinstalled the gutter so there would be adequate overhang from the roof sheets in the gutter. We also supplied and installed 75mm round classic cream downpipes around the house.
This leak happen on both end corners of a commercial building. Upon inspection I always look under where the stain has occurred so I know where to look once upon the roof. Because the stain was not directly in the corner, I suspected the leak was happening at the ends of the sheets. To investigate the leak, roof screws and fixings needed to be taken out to source the points entry. I checked the apron flashing and it’s joins to see if it was undersealed. It wasn’t at the apron join and at the top, it was, but the line of silicone was too far up from the join. Water stains were evident as the water collects dirt over time and shows where the water capillary occurred. I noticed that the laps of the sheets were overlap of the roof sheets from the bottom were to my left, meaning that it was the this was the last sheet installed. After releasing the roof screws I lifted to see that the installers had not cut down the sheet. They double lapped the sheet and it was sucking up water at the ends of the sheet. I thought I would share this as I’ve come across this type of leak quote a lot. I put it down to roofing contractors that try to get the job done as fast as possible. By doing so, they have cut corners and the long term effects is evident as corrosion of the sheet has already occurred. Simply cutting the sheet at the end or cutting cutting it to the desired length would of stopped this. -repair
Even new homes are susceptible to roof leaks. Here are just some of the reasons why a perfectly sound-looking roof may not be that watertight and what you need to do about it.
Lets make our patio straight by pulling foward the fascia and leavethe tiles shy of the gutter …said the patio guy 😳 A can of worms at PRS
Replacement from lead to Lead grey Wakaflex with a Colorbknd surfmist press flashing.
Downpipe upgrades to 100x75mm. Had to cut aggregate concrete as the stormwater outlet was cemented under. Detected eaves leak, common problem I come across is that the Foxtel installer seem to love to cut the back of the gutter and not seal it.
Recently completed re-gutter and downpipe replacement and upgrades. Installed with classic cream settlers gutter and 95x45mm downpipes, some areas like the front could not cope with capacity issues staining the eaves. Instead of putting an extra downpipe, in which some other companies suggested, I always go for a larger downpipe to go into the stormwater outlet, as it defeats the purpose of having the stormwater outlets there in the first place. Hopefully the clients are happy with the installation as it was a pleasure for me to do 😊
This re-gutter in Morley was a pleasure to do for these clients. We installed slotted classic cream gutters and downpipes and replaced valleys. We upgraded the downpipe inside the patio to cope with capacity issues and packed up the valley boards under the valleys so they don’t kink in the future if future trades walk along it. This client also had asked if there was anyway to have no downpipes along the side of his house. We suggested that if a couple of bricks could be removed, the gutter could run through to the front and we could install a rainhead and a 100x75mm downpipe. The also replaced the sunken lead flashing under the weather boards with wakaflex and a cover flashing for a nice finish. 🏡
Sorry for neglecting this page recently as I’ve been overwhelmed with work I haven’t had a chance to upload some photos.
This client is Tuart hill needed some TLC maintenance for the roof. There was a chimney which has leaks coming from the cracked cement on the top and the dragon cowls bearings on top of the chimney had ceased. I managed to source another chimney cowl and replaced the secret gutter trays with wakaflex and a cut in flashing. I also installed the barge board and missing fascia. I used wakaflex to go under the ridge tiles then re-pointed with star point Flexicoat.
This client had some water issues pooling in front of his garage as water was flowing from the top of the driveway and pooling in the corner. The downpipe was not connected to the stormwater outlet as well. We installed a new grate with two returns that joined onto the exisiting grate. The exisiting was connected to a soakwell and after a little bit of jackhammering managed to get it to the height of the brick paving.
Secret gutter trays can be quite a nuisance as I’ve found leaves always get caught between the tile and tray. A great solution for this is to make it wider, though sometimes the lip fold on the flashing can make the tiles sit unevenly, as this one was fixed on top of the tile batten. The sarking was also ripped where water would be coming down the side box gutter.
We extended the secret gutter tray, removed the battens, patched in some new sarking and notched the batten so the flashing could sit flush so no tiles would sit up. We also siliconed some infill foam at the bottom side of the flashing so it could be lifted again for future maintenance.
Manor red colonial profile gutters and 75mm round downpipes to compliment this property in Yokine 🏡
This tiled roof in Mt Lawley had a transitioning pitch at the backyard and the back of the gutter was forced down by clouts to 55mm. Water was coming in through the back and into the house. We stripped two rows of tiles and recut the rafter tails to fit the new gutter with a custom extended tray going back under the second row of tiles. We re nailed the tile batten under the gutter tray and tapped the sarking to the flashing. At the end we installed two 90mm round downpipes to allow any big leaves to flow through easy onto the lower patio roof.
A classic colour combination of cottage green slotted gutters and manor red downpipes to complement the bricks and fascia at this property in Currambine.
Some before and after shots for this clients house in Greenmount. Colorbond classic cream gutters and downpipes were used to complement this house.
This box gutter had leaks from the downpipe outlet and signs of corrosion from the lead apron. The back tray also needed to be extended higher and the sarking was sagging. We installed a new box gutter with a wider tray and fall towards the pop. We also installed a new cut-in flashing as the one before wasn’t chased into the brick. We replaced the lead to wakaflex to stop further corrosion. A 100x75mm square downpipe was installed in the box gutter below to cope with the capacity issues for the perfect long term solution.
Recently completed 220 meter re-gutter and downpipe in Nedlands.
Absolute pleasure doing this job.
Gutters were slotted settlers profile in Colorbond Paperbark and downpipes and spreaders were 95x45mm, all external with pops installed.
Thank you Dave and Leanne, it was a pleasure to attend to your roof issue.
This second storey downpipe had no bottom spreader and was concentratin water into one part of the valley. The apron lead flashing also had cracked and wasn’t correctly installed, making it slide down over time.
We installed a new Wakaflex flashing, cut-in flashing and installed a new wider valley with a wider 20mm bend. A new downpipe spreader will help evenly distribute the water into the valley.
Wakaflex is a lead-free substitute flashing for tile roofs to help prevent leaks. Unlike Colorbond flashings, Wakaflex is extremely flexible and stretchable to flash complex shapes.
Instead of using the secret gutter trays under the tiles, we installed the Wakaflex above the tiles and flashed off the top with a cut-in flashing into the bricks.
Installation of a new valley, a wider secret gutter and cut-in flashings to this clients house in Nedlands. We also installed Wakaflex under the downpipe and overflow spout.
