The 6 Star energy rating was introduced by the Government in May 2011 to encourage home builders to design energy efficient homes for our future.
For you, this means real savings off your energy bills. That’s because a 6 Star NatHERS accredited home not only takes into consideration your lot orientation but will also incorporate any materials necessary to achieve a minimum 6 Star rating.

A preliminary document signed during the Sales process (at the beginning) by both the homeowners and the builder. It contains agreements for certain works and a list of specified items pertaining to the build.
It is important to ensure all specific elements are correct as once receive into the administration stage this document is transferred into a legal document known as the Contract Quotation.

So, what are working drawings? These are your building drawings that visually describe what we are going to build. They are drawn to scale, and include the site plan, floor plan, elevations, electrical plan and sectional cut through the building. They are part of your overall contract documentation and are used to gain all appropriate approvals.

It produces preliminary markers to set out where your new home will be situated on the property. This ensures that your property borders are accurate, and that your house is built exactly where it should be.

Today, Alysha from Simply Settlements joined us to chat about the settlements process – which in short is the process that makes the property your own! The settlements process involves the coordination of your bank, the vendors and the vendors solicitor and covers the preparing, signing and registration of the transfer document, which is what makes the property yours. At that time, your settlement team will also make payment to the vendor as well.
Now comes the fun part – if you’re buying an established property, you will now be able to pick up your keys and move in. Or, if you’re building your dream home, the Certificate of Title is passed on to your builder and allows them to move to the construction phase of your build.

When you get to your First PCI, there’s no doubt you’ll be itching to get into your stunning new home – but don’t lose focus yet. A Practical Completion Inspection, also known as PCI, is contractually important as it closes out the Contract. Your CC will book a time for you to meet with your supervisor on site to complete this inspection. Your CC will then be in touch to arrange key handover – congratulations!

Planning Approval or Development Approval is required for certain types of dwellings under the Planning and Development Regulations. A grouped dwelling (such as a unit or villa with common property) or a non-compliant single house requires Planning Approval. Planning Approval or Development Approval is not required for a compliant single house on a lot over 260sqm or a compliant single house that is subject to a Local Development Plan/Detailed Area Plan.

We’ve told you what Formal Finance Approval entails, but what does Conditional Approval involve?
Conditional Approval is an initial assessment by a Lender advising the amount of money you are able to borrow. This is usually “subject to” meeting required T&Cs, the most common conditions would be confirmation of income, assets and liabilities, as well as a satisfactory valuation on the house and land package being purchased. The
Conditional Approval is approved for a certain period of time – usually 6 months. This is also known as Pre-Approval and/or Approved in Principle.

When researching the build process, you may have come across a ‘CC’ – but have you ever wondered what a CC actually is? When you see the term CC on your paperwork, that’s referring to your Construction Consultant, who is your key contact that is there to assist you throughout your home build.
Once you’ve finished the Admin stages, you’re ready to move to Construction, where you’ll be contacted by your CC for the first time. The best way to get in touch with your CC is by email or phone, but the Client Portal is also a great tool to keep up to date as you can view progress updates and contractual documents.

This week, Holly from the Approvals department joined us to chat bushfire levels. BAL refers to Bushfire Attack Level, and the BAL Assessment of Bushfire Assessment provides our designers with site-specific information on how to design the structure to reduce risk of ignition from bushfires, ember attack and radiant heat.
The result of the assessment determines the site-specific construction and design requirements that will need to be adhered to, in order to improve the performance of structures against possible bushfires. Ratings range from BAL-LOW to BAL-FZ, with FZ referring to Flame Zone which signifies extreme risk.
