Frederick House | Master bedroom

The master bedroom is really starting to transform, with the new cathedral ceiling giving the space an incredible sense of volume and height.

Window installation is now underway with views out towards the harbour. Two new dormer windows have been added, opening the room to beautiful views across the Double Bay valley

A new doorway has also been carefully formed through the original, substantial sandstone walls, creating a connection to the walk-in robe.

Ocean House | Master Ensuite 🤍

What a transformation.

A clever upstairs replan turned the former middle bedroom into a generous master ensuite, creating a calm retreat designed for everyday luxury.

Natural stone, porcelain wall tiles, aged brass fixtures and soft, elegant lighting bring a timeless feel, while the spacious walk-in shower completes the space. Every detail was carefully considered to create a bathroom that feels both refined and effortless.

Regent Terrace | Interior Finishes

There’s something exciting about seeing a project’s materials palette come together on the boardroom table. From natural stone and timber finishes to carefully selected fixtures and fittings, these moments help bring the vision for a home to life.

For Regent Terrace, we’re undertaking a thoughtful refurbishment of a beautiful Paddington terrace, reworking the home to better suit modern living while retaining its charm.

The scope includes a new internal lift, a self-contained lower ground level with a bedroom, bathroom and kitchenette, relocated stairs, two generous first-floor bedrooms with ensuites and robes, a new attic study nook, and a rooftop garden above the garage.

A warm, natural palette will tie every space together, creating a home that feels calm and connected throughout.

Frederick House | Progress Report 🛠️

What a difference a few days on site can make.

This month has been all about building momentum, with new window openings created throughout the home, doorways taking shape, in-ground plumbing progressing, and insulation now on site ready for installation. Plumbing for the concealed toilet cisterns is underway, while the formwork for the beautiful ribbon staircase is beginning to reveal one of the home’s standout design features.

The biggest milestone? The new pool has been excavated and the concrete poured. 💦

Moncur House | Front Garden 🤍🖤

First impressions matter.

At Moncur House, heritage details were carefully restored and celebrated, from the checkerboard tumbled stone tiles at the entry to the refreshed Victorian façade. Laid on the diagonal, each stone tile was individually sealed and hand-laid.

The garden was also given a complete refresh by our Maintain by Modify team, with new planting, garden lighting and an irrigation system installed to keep everything thriving while our clients are away.

A thoughtful landscape and garden can completely transform how a home sits within its streetscape—and we think this one now sits rather handsomely on the street.

Moncur House | House & Garden Feature 🤍

We’re delighted to see Moncur House featured in the latest issue of House & Garden.

A wonderful feature that captures the transformation of this 1880s Victorian terrace—from its restored heritage details through to the light-filled contemporary extension and considered interiors. The project was all about creating an easy, connected city haven for our clients, with a robust and timeless material palette.

Ocean Avenue | Progress Report 🤍

Great progress is being made as foundation works continue on this thoughtfully redesigned family home.

The relocated master ensuite is really starting to take shape, with the elegant curved shower now coming to life. The custom bedhead, designed to double as a subtle room divider, has also been built.

The former verandah has now been enclosed, creating a more practical extension to the master bedroom, with new floor-to-ceiling windows bringing in an abundance of natural light.

It's always exciting when the vision starts to become reality, and we're now seeing the carefully selected finishes from our interior design team begin to be installed.

Lammermuir House | Progress Report 🤍

Progress continues at Lammermuir House as demolition and excavation take the home back to its original skeleton, preparing it for the next stage of its transformation.

Important structural work is now underway, with the new floor structure being rebuilt and the first wall framing installed in the attic for a beautiful new ensuite. At the street front, the existing shop is being carefully demolished to make way for a stunning new garden designed by Myles Baldwin Design.

Every site visit is a reminder of the incredible craftsmanship behind a renovation like this. So much of the work is still done by hand, with skill, patience and attention to detail. It’s these early stages that lay the foundations for a truly bespoke home, and we can’t wait to share more as the project continues.

Gordon Terrace | Design Underway ✨

A beautiful new family home is taking shape in the heart of Paddington. This stunning double-width terrace with rear lane access is the latest project to begin its journey with our integrated design and build team.

We're reimagining the home's layout with a light-filled open-plan kitchen and dining space, bespoke joinery throughout, elegant steel doors, refined living spaces and a thoughtfully redesigned first floor. Our design team is already embracing a warm, timeless palette of natural stone, rich timber, handmade tiles and bronze finishes.
