If you don't want to get caught out by pricing, this is the one shift that changes everything.

Most people ask: "How much does this house cost?" It sounds like a good question. But it doesn't get you a clear answer, because it invites a starting price.

Instead, ask: "What's the full, contract-ready price for this exact build?" And then stay with that question.

If something's missing, ask again. "What's not included yet?"
If something's estimated, ask: "What could change later?"
If something's unclear, ask: "Can you show me the total if we include everything we'll realistically need?"

A lot of people hesitate to ask like this. They feel like they're being difficult, or they think they should already understand it.

But that's exactly where people freeze. Not because they're not capable. Because they've been handed pieces and expected to assemble the full picture themselves.

Better questions remove the pressure. Instead of guessing, you're getting clarity. And clarity is what lets you move forward without second guessing every decision.

This is the part no one explains clearly, and it's the reason most people get the price wrong.

There isn't one price. There are layers. And until you see all of them together, you don't actually know what you're working with.

Layer 1: Base price. The number you see advertised. The entry point.

Layer 2: Site costs. Depends on the land, soil, slope, drainage. Usually not locked in upfront, so you're working with an estimate, not a fixed number.

Layer 3: Inclusions. This is where it really shifts. What you see in a display home often isn't what comes standard. Benchtops, cabinets, lighting, appliances. You start selecting things that feel normal, and the price moves again.

Layer 4: Extras and compliance. Driveways, fencing, landscaping, council requirements. Things you'll need, but rarely included early on.

So when the price goes up, it's not random. It's not the builder changing things overnight. It's the full cost revealing itself, layer by layer.

Once you understand this, something shifts. You stop reacting to price changes and start expecting them. And that puts you back in control.

Let me walk you through what usually happens next.

You start speaking to builders. At first it still feels simple. You ask questions, they give answers, you feel like you're making progress.

Then slowly, new things appear.

Site costs come up. "We'll confirm that after soil tests." Then inclusions get mentioned, and you realise the kitchen you saw isn't actually in the price. Then upgrades. Flooring. Air conditioning. Electrical.

And the number starts moving. Not all at once. In steps.

This is where it gets uncomfortable. Because now you're tracking a moving target, thinking: Is this normal? Are we being overcharged? Did we misunderstand something?

Eventually you land on a number that feels very different to where you started.

And that's the moment most people either pull back completely, or push forward carrying a lot of doubt.

Neither feels good. And neither is where you want to be making one of the biggest decisions of your life.

If you've seen a home advertised "from $680k" and thought that might work for you, I want you to hear this.

That number is almost never what you'll actually pay.

And I want to slow this down, because this is where expectations get built. You see the ad. You save it. You send it to your partner. "This could actually be us."

For the first time, it feels close. You start running rough numbers. Thinking about your deposit. Picturing life in that home.

That moment matters, because it gives you momentum. But it's built on a number that isn't complete. And no one tells you that clearly.

So when things change later, it feels like something went wrong.

Here's the thing though. That's not you getting it wrong. It's just how pricing is presented. The advertised price is designed to get your attention, not to give you the full picture.

I originally meet these two a few months ago and at the time the timing wasn’t correct with their family commitments.

As soon as they were ready to pull the trigger we came up with a game plan and got them into the area they wanted but also an amazing 4x2 with Theatre, Scullery and Workshop! 🏡

We have a bit of work to do but I’m so excited to be on this journey with you both!

Most first home buyers don't blow their budget because they're careless.

They blow it because nobody showed them the real number to begin with.

If you've ever seen a house and land package and thought "that actually seems doable," there's a good chance you're not looking at the full cost yet.
