💡Tip of the Week: Always Get a Pre-Purchase Building Inspection
Buying a property can be exciting, but don’t let emotions outweigh due diligence.
Recently, a client asked us to inspect a 2-bedroom home she’d made an offer on for $645,000, subject to a building inspection. What we found was alarming:
🚨 Leaking box gutter
🚨 Roofing not completed to code
🚨 No insulation
🚨 Leaking windows
🚨 Water damage
🚨 Black mould
🚨 Multiple defects hidden by unsuccessful cosmetic cover-ups
The estimated cost to rectify the issues? Around $120,000.
Thankfully, the building inspection allowed our client to withdraw from the contract. To make matters worse, she later discovered the property had reportedly failed the previous five inspections.
✅ Whether you use a dedicated building inspector or a qualified, licensed builder, a pre-purchase inspection is one of the smartest investments you can make before signing on the dotted line.
A few hundred dollars spent today could save you tens of thousands tomorrow.
