Before the frames are covered, we always document what’s inside them.

This has usually looked like us taking hundreds of photos or videos of every angle of the house, then sorting through them whenever we needed to find something.

At our Banool Project, we’re changing things up.

Using our new 3D scanner to capture the entire space, we can now easily keep record of the house, take measurements of anything we need, and share just one link with all the relevant trades and our clients.

This is useful both during the build and long after you move in.

For example, before a joiner installs your bathroom vanity we check exactly where the pipes and electrical services run to avoid screwing into them.

And after the build? You have a record of what’s where behind your walls for future reference, whether you’re hanging artwork, installing shelves or planning a renovation.

By making this information easier to access, we reduce the time spent taking and searching for photos, help move things along for our trades, and reduce the risk of defects.

The bottom line? 3D scans are helping us lower overall project management costs so your money can go further.

It’s a practical way we’re using technology to protect your home and deliver better value throughout the building process.

We tested how much outside air was getting into this standard Australian home.

The result made us laugh.

It’s been over a year since we first decided to trial a 4-day work week.

While it sounded great in theory, we weren’t sure if it would work in practice.

Would the team be too tired after 10-hour days? Will this affect the scheduling of trades? What do we do when the sun sets at 4pm in the winter? Will clients be put off by this?

It’s why we decided we’d test it and continuously check in. We’d adopt the 4-day work week only if it worked for everyone on the team.

A year and a bit later, it’s safe to say the team is still loving the compressed schedule.

We love the obvious, like the 3-day weekends that give us extra time to rest and recover.

And as a business, we also love that a 4 day work week means:
🔨 More continuous, focussed work days
🔨 Team members who show up feeling refreshed, less risk of burnout and physical fatigue
🔨 One day less of equipment setup, pack up, and commuting

As always, we’re open to changing things up if we realise it no longer works for us.

But knowing our team gets to enjoy a stunning day like today to go for a surf, mountain bike riding, or do all their washing after a rainy week makes it all the more worth it.

Had the pleasure of joining Andy and Judd from Envirotecture in the Passivhaus plaque handover for Oceana.

While the plaque is purely symbolic, it serves as a reminder that this house was designed and built to prioritise health, comfort and longevity.

Four months in and our clients have been stoked with the house, appreciating the comfort and coziness they felt all winter long.

Looks like the numbers really do speak for themselves.

So good knowing we built something beautiful beyond aesthetic, love getting to do this every day 🙌🏽

Minimum standards? More like *juuuust* legal standards.

Standards that say it’s okay for a home to be more temperamental than a toddler who skipped naptime.

Standards that finally hold builders liable for mould, but don’t actually specify how to avoid it.

Standards that think walls, a roof and some windows are enough to keep the (increasingly extreme) weather out.

When did we begin to accept this as normal?

In the world of Passivhaus, we know it’s far from acceptable. And in a country like Australia, it’s just outright inhumane.

That’s why I love the Passivhaus community. Because it’s full of people who know enough is enough and are trying to do something about it.

Once a year we gather to learn more, share ideas, and challenge ourselves and each other in the hopes of bringing some change to the industry.

Swipe to read a few things I’m still thinking about a couple months on from the annual Passivhaus conference.

Since starting Amity I’ve been head down, committed and focussed on wanting to “do” building differently.

At first that looked like producing truly high quality work, the kind I’ve always loved doing but didn’t always get to do.

Then Passivhaus found me, and everything I knew about building was flipped upside down. My standard of “quality” shifted instantly and I quickly committed to never working against the science of building again.

But construction is only one part of the equation. People is the other. Wanting to give our clients and employees a great experience required great systems in place.

Levelling up our professionalism and taking ourselves seriously, not just for our craft, but for the end-to-end service we offer, has meant investing time into learning new sets of skills constantly.

I’m still far from working this whole business thing out, but one thing I do know is that every day, with every new teammate, project and partnership, the vision of “doing” building differently gets clearer and clearer.

Feeling incredibly grateful for every step, setback and success that has led us to celebrating five years.

It would be impossible without the team’s support, our clients’ belief in us, and mates and mentors who are always a phone call away when I don’t have the answers.

Happy birthday Amity!

Food for thought 💭

Maybe you’ve come to terms with the cockroaches that visit each summer.

Maybe you live in an old house and think finally renovating will solve the problem.

But the truth is?

These creepy crawlers are just as likely to make themselves known in renovated and new homes we see around.

That’s because the problem isn’t just cracks and gaps for them to get through. It’s the moisture that’s trapped in the walls, creating the *perfect* environment for cockroaches to live and breed.

A glimpse into final stages at Oceana Passivhaus.

Here’s what you don’t see:
🌱 A home that stays between 20 and 25 degrees year-round with minimal heating and cooling
🌱 Less cleaning thanks to surfaces that stay dust-free for longer
🌱 No fear of mould growing in the back of the closet or the corner of the shower

Sadly, what sounds like bare minimum is far from the standard of new homes in Australia.

Sadly, we’ve learned to prioritise fancy finishes and larger homes over our comfort and wellbeing.

It doesn’t have to be this way.

Most homes leak. You feel it as winter drafts, stuffy summer rooms, dust that keeps coming back, and power bills that never quite add up.

The catch is you can’t see air sneaking through gaps in your walls, floors and ceilings. So it goes unchecked for the life of the home.

A blower door test ends the guessing. We seal a powerful fan into a doorway and use it to draw air out of the house.

Then we measure exactly how much leaks back in through every crack and gap. Not an estimate. A hard number.

The Passivhaus standard asks for 0.6 air changes per hour or lower.

We hit 0.16 🎉

What does this actually look like? Our total leakage area measured 0.006 square metres. Basically if you add up every gap, crack and join across the entire home, it comes out to a single hole about the size of a round drink coaster.

One coaster… across a two-storey house!

A typical new build? Closer to leaving a window wide open. All day, every day.
Airtight homes are quieter, cleaner, more comfortable and far cheaper to run.

This is what building to actually perform looks like.
