The traditional way to deal with condensation under a metal roof is usually an Anticon blanket. That works in theory, but it’s asking a lot from one layer.

Roofs move, blankets sag, moisture still shows up, and once it starts sitting above the insulation, you’ve got a problem hidden inside the roof system.

On a high-performance home, that’s not good enough. Instead of relying on one layer to stop condensation completely, this roof is detailed as a system. The Pro Clima Australia WRB layer, roof cavity and external build-up are designed to manage moisture, allow drainage, and give the roof a way to dry.

That’s why these details matter on Passive House and high-performance homes. Airtightness, insulation and moisture management all have to work together, otherwise you’re only getting part of the benefit.

If you’re just tuning in, this is our Solura project. A custom home in Newcastle being built to target Passive House standards, with a focus on airtightness, moisture management, durability, comfort and long-term performance.

Because this home is being built to target Passive House standards, the skylight install has to do more than just keep water out.

These custom skylights are triple glazed, built to height so they sit flush with the finished roof, framed in CLT, insulated with XPS, and supplied with a pre-installed WRB wrap so we can tie them back into the ADHERO roof system properly.

We also used planed OSB sheets above the skylight to create a water break, diverting runoff so water isn’t left sitting in front of the unit.

The glass lets in close to 60% of the daylight, while filtering out around three quarters of the sun’s heat.

At Solura, the focus is on more than the finished look. This is a high-performance custom home in Newcastle, built around Passive House principles, airtightness, insulation, weather protection, moisture management and long-term durability.

Peter and Selina Sterling have lived in this home for years, so this renovation was never about changing everything.

It was about improving the way the home worked, bringing more comfort into the spaces they already loved, and making sure the end result still felt like theirs.

With the help of interior designers and the home was carefully reworked to better suit the way they live, while still holding onto what made it special in the first place.

Peter and Selina share what the process felt like from their side of the build.

This living space from our Coal Point project came together exactly how we’d hoped.

A lot of the work in spaces like this happens before the finishes ever go in. Getting the proportions right, bringing in natural light, and making sure the room still feels comfortable despite how open it is.

The double-glazed, argon gas-filled windows play a big part in that, helping us open the home up toward Lake Macquarie without compromising the high-performance approach we focused on throughout the build.

Some of the most important parts of a build aren’t the clean finished details.

It’s the moments between that decide how good those finished details can be.

This probably isn’t one of them.

We were sick of nearly rolling an ankle every time we walked past this bit of excess concrete 🫠😂
