One thing Charlie's brought to the team is a habit of asking "why?" before "how much?"

He spent years as a civil engineer before moving into project management, so he naturally looks at plans a little differently.

The truth is....

Engineers and builders are solving two different problems.

An engineer's job is making sure something performs structurally.

Our job is making sure it's practical to build.

When those two perspectives come together early, that's usually where the best ideas come from.

Sometimes nothing changes.

Sometimes it's a different construction method.

Sometimes it's changing the order things get built.

Sometimes it's just a conversation that confirms everything's exactly as it should be.

The point isn't to redesign someone's work.

It's to work together and make sure the project is as practical, efficient and cost-effective to build as it can be.

Those conversations happen before we ever send a quote.

Most people never know they happened.

“sorry, i should have know all this before meeting you”

Its not the first time we’ve heard it either.

As professional builders, we don’t expect anyone to know the process of building a house, just like we have no idea how to perform open heart surgery.

Most people build once, maybe twice.

Council rules change, the building industry shifts, building codes are ever evolving. You’re not expected to know any of it, thats our job.

We’re firm believers in “theres no such thing as a dumb question” - we hate to see people fall into the traps of planning and building and losing out on thousands of dollars and a potentially great build.

One of the questions we get asked quite a bit is why we charge for our preliminary agreement instead of offering a free quote.

The reality is, we don’t believe you can prepare an accurate fixed-price proposal without first understanding the project properly.

Before we price a build, we work through the engineering, site constraints, consultant reports, selections, subcontractor pricing and buildability. It takes time, but it’s the only way we can confidently stand behind the number we present.

Does that mean there will never be variations? No.

Construction isn’t a perfect science. Ground conditions can change, existing homes can hide surprises, and sometimes issues only become apparent once work begins.

What we can do is reduce the unknowns as much as possible before construction starts.
For us, that’s what our preliminary agreement is really about. It’s not paying for a quote - it’s investing in the planning that gives you greater certainty before you commit to your build.

We’d much rather have the difficult conversations at the beginning of a project than halfway through construction.

Lexington Parade | A project to remember ✨

Some jobs are hard to say goodbye to.

This one started with plans, questions and plenty of unknowns. We spent months working through the planning and approvals together before finally breaking ground, then over the next 10 months watched it all come to life.

Along the way we got to know the whole family. We watched their newborn become a one-year-old, chased a very busy two-year-old around client meetings more times than we could count, and shared plenty of laughs along the way.

The scope grew too, from the planned 9 months it turned into 10 with an extra bathroom, recladding, new fences and gates, plus all the little details that made the finished home even better.

Projects come and go, but it’s the people you remember. Thanks for trusting us with your home. Hearing your words at the end of it all means more than you probably realise.

Every team has someone everyone gravitates towards.

For us, it's George.

Clients ask for him by name.

Kids somehow end up following him around site.

Dogs seem to think he works for them.

And while all that's going on, he's keeping projects moving, solving problems and making sure things are built properly.

He's calm when things get busy.

Steady when decisions need to be made.

And he's the same person on a Monday morning as he is on a Friday afternoon.

Good people are hard to find.

We're lucky to have found one in George.
