Stephen and Sophie’s build continued its progress this week, with all the blockwork completed externally, and the rest of the gyprock hung inside with Zayne starting the flushing process which should lead to having at all sanded and corniced by the end of next week!👍🙌

The boys from CKK were also on site starting the cupboard installation in the wet areas, so the tiling can continue next week, and will be back to site in a week or so, once Zayne’s completed the flushing of the remaining rooms etc, to go ahead with the BIR’s and kitchen etc fit out!👌👌

The progressive improvements and updates to the rooms at Motel Mount Gambier continued this week with Choices flooring coming in for us, and removing 6 rooms worth of old carpet and laying the new carpet tiles!👍🙌
With a bit of new paint splashed around in the coming weeks should give the rooms a bit of a lift!😁😁

The speccy and Louie’s builds got another step closer to getting the slabs down this week, with Ty, Tom and Elliot smashing out the underfloor plumbing and drains to both houses, and after testing and inspections we had Paul on his trakka come in and backfill the drains ready for the guys to start levelling the pads ready to lay mesh and plastic next week!👌👌

We also had Michael and Dick on site to lay the electrical mains to both jobs as well as Jay to install the Telstra conduits for the NBN connections at a later date!👍👍

Leggo and Tarkyn were able to get back to Ben and Sushila’s house to continue the external brickwork, after Sam from K and B Mitre 10 rang with the good news that they had finally had some off white cement land in store!🙌🙌
Inside, Langas and Tex have fitted the architraves to the windows, installed door jams and starting hanging external and internal doors, to really be getting through the second fixing nicely!👍👍

Matt was also on site getting ahead of the game by starting all the floor preparations for the waterproofing and tiling, and we also had Dollar Curtains come and measure up for the blinds, so we can get the order in prior to the end of October order cutoff time, for the remainder of the year!😬👍

We also had a call from Neal to give a him a hand to help pour and finish a driveway for a job which was the last piece of the puzzle for him to knock over and finish!👍👍

It’s been a bit stop/start at the Speccy and Louie’s in the last fortnight, but busy at the same time!🤔🤷‍♂️😂

After waiting for the stone buildups to dry out and strengthen up for a week, we were able to get in and concrete fill the cavities before the long weekend, to again be waiting another week for the curing process to occur, till the end of this week to be able to sand fill the slabs!👍👍
After Chris and Lambert from MtG Excavations had finished filling the slabs, we rolled straight into digging the drains ready for Ty, Tom and Elliot to get cracking on the drains and underfloor pipe work next week!👌👌

Stephen and Sophie’s house will look to be on steroids in the next month, after having multiple factors slowing progress recently, we finally have all the products to site to be able to finish the block work, but moreso the elusive cladding for three walls we needed, to be able to knowingly correctly trim the timber frames ready for the application, to enable the gyprock to continue to these particular external walls!🙌🙌

We were still able to push ahead with the wet areas having Taylor, Will and Matt stuck into laying all the floor tiles ahead of CKK coming to site next week to start the cupboard and vanity installations!

With the rain still making its presence felt, we installed the rainwater tanks and connected all the stormwater lines to them to start filling the tanks, either with the permanent downpipes, or a temporary hookup till the block work and cladding are done!👍👌

Ben and Sushila’s house keeps ticking over, with the bath being installed and framed out, Justin from The Tile Place delivering all the wall and floor tiles ready for the waterproofing and tiling to commence, K and B Aston Newman Timbers delivering all the doors and second fix carpentry materials, allowing Tex to spend a couple of days installing architraves etc to the windows throughout!👍👍

Leggo and Tarkyn hit an obstacle in trying to finish off the brickwork with the inability to source the off white cement we are using in the mortar mix for the brickwork!😬😬

A factory fire has halted production of the product to the market, so now it’s a waiting game until they are up and running again, to be able to finish the job.🤦‍♂️🤦‍♂️

The knock on effect is that we can’t install the downpipes, stormwater and water lines, which in turn means we can’t do concrete footpaths either, and not to mention the inability to complete the soffiting or painting!🤷‍♂️🤷‍♂️

But we will at least keep the inside going unless the melamine supply that the guys at CKK use to make cupboard carcasses runs dry, with restrictions already in place due to a shortage of this product too, due to a couple of factories in Victoria and Queensland ceasing operations last year, and the Western Australian supply restricted due to issues with the rail service for the last 4 months, and the new garden shed Borgs are building for manufacturing of this product, not on line essentially till April next year, kinda makes it all feel like COVID shortages all over again!!😳😳🙄🙄🤦‍♂️🤦‍♂️

Be a builder they said!🤔🤔🤷‍♂️🤷‍♂️🤦‍♂️🤦‍♂️😂😂👍👍

We handed over Bob and Jenny’s beautiful house recently, finalising their relocation to Mount Gambier from Adelaide.☺️☺️

In somewhat of a coming home for Jenny, as she was originally a Mt girl who used to hang out with her gal pals here, one of which ended up marrying one of my cousins, which probably helped plot the course to end up building with us!🤔🙌

In what is quite a long story, but condensed, essentially I was working on a Saturday morning at the Spec home in Montbretia crt at that time, which we were finishing off to put on the market, when Bob and Jenny pulled up whilst looking around!🤔

After a chat, then looking through the house and loving it, we then started working through the process of changing the plan layout in the following weeks, to achieve the desired functionality and how they envisioned it to be, to suit their needs!🙌🙌

This meant adding in extra bedrooms, a study and making the alfresco into possibly the largest cracking alfresco area we’ve seen!😍😍

Plan done, quote done and accepted, we continued to move through the process!👍👍
It was at this point we hit a bit of a speed bump in the energy efficiency rating requirements, as because the house has a verandah virtually all the way around the house, it posed a problem being able to achieve the 7 star requirement!😬😬
We knew about the site being an M class soil classification, requiring an engineers slab design prior to contracts, so that was all quoted and accounted for!👌👌

But this 7 star rating issue, was proving to be very problematic!🤦‍♂️🤦‍♂️

Even with upgrades to double glazing, foil back insulation under the roof sheeting, R6.0 insulation to the ceiling, R2.5 HD to the walls and underslab insulation under the concrete,(probably about $30-40K in costs)we still couldn’t achieve the 7 star requirements!!😳😳

The talk of having to change the plan, making the windows smaller, removing the verandah etc to try to conform to the requirements, wasn’t what anyone wanted to do!🫣🫣

Fast forward to receiving results from a somewhat left field way of testing a houses air permeability, it was kinda like taking a throw at the stumps and hoping🤞🤞, we ended up receiving great results!😃😃

These results in turn, were applied to Bob and Jenny’s house plan, of which couldn’t achieve the 7 star efficiency previously, but with the results we achieved through testing, now all the $30K plus upgrades (that didn’t get us across the line anyway) were removed and the only upgrades required were R5.0 ceiling insulation and R2.5 to the external walls, in conjunction with the solar system that Bob and Jenny wanted anyway!🙌🙌
Therefore making savings of around the $30K on their house alone, and being fully compliant!😁😁
And fortunately these results can be applied to all builds we do going forward,(of which we have just had our renewal testing done and smashed it once again)which is a huge saving to our future customers and home owners!👌👌

But I digress, back to Bob and Jenny’s cracking house, and what a pearler it is too!😃😃
They may have based it on the speccy at the time, but certainly added their spin to it, creating a beautiful build!😍😍

Not only have they created a great home, but were great people to deal with, even with the distance and travelling required, nothing was to much trouble to sort out, even if it meant a day trip here and there!🙏🙏

And they also hit the ground running after moving in, getting fencing up, and sorting the landscaping etc of which we are back to site currently, helping with some shed and bird avery concrete slabs, whilst also excavating some areas ready for retaining walls and a few other jobs ahead too!😁😁
It’s nice to see the progress you guys are making in quick time, and you’ll have grass growing in no time!🙌🙌

Both the spec and Louie’s houses have made significant progress this week, with the arrival of the guys from Reilly Bricklayers to site Tuesday, to commence the limestone wall buildups!🙌🙌

Being that the sites are somewhat of a challenge with the slope on the blocks (thus the strip footing and buildup type of construction), and the limited access with the blocks only being about 10.5m wide, this job was always going to be a bit demanding!😬😬
But to all the guys credit, they accepted the challenge and have smashed it out, having a day left on Monday to finish the last section!👌👌

We needed to work in with the guys as they finished building the internal leaf of stone, because there also had to be a lot of steel work go into the cavity of the buildup walls prior to the guys building the outside leaf.

The reason for the steelwork and a larger cavity width than normal, and we will also fill the cavity with concrete later next week after the walls have dried out enough, essentially not only buildsup from the existing ground height, but also turns the walls into retaining walls, which means not having to change any landscaping to accommodate other garden retaining walls, like would be required if we did raft slabs!👍👍
More work now, but a gain in the long term!😃😃

Whilst we are still awaiting the arrival of Stephen and Sophie’s cladding, holding up progress somewhat, we are getting some other works and preparations happening!

Chris from MtG Excavations was on site to excavate the water and stormwater trenches, and dig down a pad for the rainwater tanks location, getting them low enough to create enough head of pressure to allow the water from the gutters to push through the stormwater pipe work to fill the tanks, and not overflow from the gutters!👍👌

Whilst doing all that trenching, he also added just one more trench for Michael, to be able to run the electrical cable and conduit to the shed for future power!👍👍

Inside, Taylor has got the priming and preparations for the waterproofing well underway, so by the end of next week, we will be ready to start laying tiles!😃😃

Leggo and Tarkyn continue their progress at Ben and Sushila’s house, getting all the brick walls to scaffold height this week, and starting the topping process. By the end of next week should see the guys very close to being done!🙏😃

Inside, Zayne and Jas got the ceilings hung early in the week allowing for Zayne to go ahead with the flushing process!😃😃
By Wednesday next week, the job will be completed with the sanding and cornicing all done, ready for the tilers to start the waterproofing process for this job also, then getting the cupboards installations happening too!👌👌

In between all that happening, we even managed to squeeze a couple of little concreting jobs in!🙄😂👌

Wayne at TNT decided to remove a little bit of landscaping and concrete it in, to enable the two shed forecourts to now be connected for a drive through!👍👍
While Lanya got a bit sick of having a slippery when wet, muddy track to her backyard so organised us to get a concrete path installed!👌👌

And fortunately/unfortunately for Nick, his hot water service died Thursday night, so we were able to replace the unit Friday!🙏🙌
Because, if it had’ve been Friday night before the AFL grand final, it may not possibly had the same outcome!🤷‍♂️🤷‍♂️😂😂

Ben and Sushila’s house is continuing its progress with Leggo still getting the bricks laid, even while he’s a man down with Tarkyn away at trade school!👍👍

Inside, Zayne and Jas have been smashing out the insulation installation and hanging all the gyprock walls ready for the ceilings to go up, until Zayne got hit by the influenza A freight train, pretty stopping them in their tracks for the week!😬😬

After getting the speccy and Louie’s footings down last week, we had Chris and Lambert from MtG Excavations on site cleaning up and levelling the pad areas off, then getting some loads of filling sand, courtesy of Mick at Gambier Civil, inside prior to the buildup beginning, and ready for Bruhn Stone to deliver the pallets of stone to site!😁😁
Getting a full truckload of stone to site was a bit of a challenge, as unloading pallets of stone on an undulating road is never ideal for the buggy at the best of times, but you also don’t realise how busy a road North Tce is during the day, let alone come school pick up time!?😳😂
But the necessity of getting the stone in now overrides everything, as once the buildup begins next week, access to the back of the houses becomes very limited, so getting the stone in now was essential to keep the brickies happy in not having to cart the stone to far!🙌🙌

Steeline had Todd and Tieran’s roof delivered to site Thursday morning, ready for us to start sheeting after smoko, and smash out the back of the house sheets while the wind was calm for the day! We got a bit more done Friday, but between other jobs happening, we will now finish it off next week!🙏🙌

Taylor, Will and Matt have finished the floor tiling at JC and Niyo’s house, and got a start on the wall tilling too.👌👌
With the guys from CKK heading to site Monday morning to start fitting vanities and cupboards, the inside won’t be far off having the painters come in to get cracking, after the second fix carpentry is done!😃😃

There is always a sense of achievement and probably relief when you get the footings down on a job, but in the case of the speccy and Louie’s houses, satisfaction as well for Ty, Tom and Elliot, being how much work it was to get to this point!🙌🙌
Next in line is to tidy up the site with the excavator ready for the stone to be delivered, ahead of the bricklayers starting the buildup!👍👍

Safwat and Salvana’s windows arrived on site thanks to the guys from Dowell Windows, ready for Crackers, Langa’s and Tex to install the following day. Now to keep cracking on with all the first fixings required, so we can get ready for gypocking and bricking up in the weeks to come!😁😁

After spending the previous week doing all the priming and waterproofing required at JC and Niyo’s, our three tilers in Taylor, Will and Matt got stuck into laying all the floor tiles this week!🙌🙌
Bit more floor tiling to finish and grouting to be done, and we will start on cupboards and wall tiling!👌👌

Crackers, Langa’s and Tex spent most of the week at Todd and Tieran’s house finishing fixing and bracing the last of the frames before erecting the trusses and installing facias!👌👍
With purlins next on the agenda, it won’t be long before we will be putting a lid on it!😃😃

This week we were back at Motel Mount Gambier finishing the third and final section of replacing all the old existing galv pipes for the cold water service!😃😃

We thought it best to get in before the busy holiday season really kicks in, now the weather is starting to turn for the better!

Ty, Tom and Elliot not only had to spend a day digging a trench for the new poly water line and the following days laying the new cold water mains and connections, but also contend with a neighbours staffy dog wanting to come through the fence to seemingly help them!😬🙄

Interestingly, the owner of the dog apparently thought it was a bit rude of the guys to be disturbing his staffy whilst they were working for a living and being contributors to society, when he tried his best to social interact!🤦‍♂️🤦‍♂️

I’m still trying to quantify old mates comment that if the dog gets through the barely standing, propped up fence and attacks them, that’s their fault!🤷‍♂️🤦‍♂️

But I guess, as he seems to be home all day belting out his favourite tunes, that he must be extremely busy keeping his house immaculately clean inside, cos mowing/slashing the grass in his backyard seems to have gotten on top of him, let alone putting any of his excess energy and possible skills to use, replacing the 19th century fence!🙄🙄🤦‍♂️🤦‍♂️

We have moved along with Safwat and Salvana’s house in the last week getting the gutters and roof installed, the walls wrapped and the first fix plumbing started! Windows arrive next week to close it in somewhat, and we can get the other trades in to do their first fix installations too!👍👍

Working between weather and jobs comes hand in hand this time of the year(eg roofing versus footings😂😂), but it keeps all jobs ticking along!😁😁
After setting up the profiles at Louis’s and the new spec home, we had Adam from Cameron Lock Surveying come and double check our set out before moving onto marking out the building lines and having James from Borderline Kerbing on the excavator, come in and dig our footings!

Between James and Tom sorting that part, we were then able to get Ty, Tom and Elliot onto making cages, installing them in the trenches and start tying the starter bars to the trenchmesh for the concrete filled cavity reinforced walls to tie to!👌👌

Todd and Tieran’s house has moved along with the power frame arriving ahead of the frames and trusses, so we could stand that wall frame ready for Michael to install the electrical meterbox, so we can get power to site!👌👌
But with the power connection being so difficult and slow to happen nowadays🙄🙄, we resort to having to bring a generator to site for Cracker’s and Tex to start fixing down the frames etc!🙄🤦‍♂️😂👍

Connor and Abi’s house has now had the plumbing first fix completed by Ty, Tom and Elliot, the reverse cycle A/C installed by the guys from Gordon Refrigeration and the electrical and phone points to commence shortly!
We also have had the external walls bricks and stone from Buildpro delivered to site ready for building walls in a few weeks time!👌👍

Stephen and Sophie’s house is moving ahead nicely now, with Leggo and Tarkyn done with the blockwork until the balance of the blocks arrive, while inside Zayne has got a fair whack of gyprock up and flushed!👌👌

Taylor and Matt have been busy at JC and Niyo’s house getting cracking with the priming and waterproofing this week, ahead of starting to lay the floor tiles next week, which will in turn allow for the cupboard installation to begin!😃😃

We recently handed over Tim and Belinda’s house, which can really only be best described as absolutely stunning!🙌🙌😁😁

Making a long story short, the way this build came about was, I received a phone call two Christmas’s ago(whilst we were on our Christmas holiday break) from a mate, Kurt, who was a past president of the football club I played for, asking if I’d be interested in a house build for his neighbour in Adelaide, who was moving to Mt Gambier!
After a bit of a chat over a b**r on the phone, he then passed my phone number on to Tim, and away things went from there, for when Tim and Belinda next came down to the Mount!👍👍

After going through the process of sorting the house design, pricing the final plan and then doing up contracts, we were onto the planning and council applications and approvals.

With Tim and Belinda still living in Adelaide while the house was under construction, you would think it would be a logistical nightmare!🤔😳

But, when you are dealing with great people, the challenge is lessened, as not only were they very organised with what they had selected and wanted in the house, which made life way easier, but communication was also always very easy!They would also make the trek down for weekend trips occasionally, plus a couple of extra days to sort out any other selections or requirements if needed!👌👌

The culmination of all the planning, organising, blood sweat and no tears, is once again nothing short of stunning!😍😍
The selections and inspirations throughout the house have clearly been derived from a lot of researching, and been meticulously on point in ex*****on, as this house seriously could/should be in a glossy magazine!😁😁

The feature in the living area apart from the raked ceilings and windows, is most definitely the veneer stone around the slow combustion heater!😍😍
Then not to mention the stone benchtops to the kitchen and WIP, and all the vanities as well as the laundry just oozes appeal!🙌🙌
The mirror cabinets to the bathrooms not only look terrific, but are so functional with the cabinets recessed into the wall frame, giving a streamlined finish!👌👌

The list of features is almost endless with the cracking lighting fixtures, the VJ board to the main bedroom feature wall and also the main toilet, herringbone pattern to the tiles in the kitchen and laundry, tiling to the ceiling in the bathrooms, brushed brass tapeware throughout, matching the door furniture and even the door hinges, and the list goes on!
Absolutely no stone left unturned!😃😃

Not only was it an absolute pleasure to build this beautiful home for terrific customers, but certainly for all the trades and guys that worked on creating this home, we are very proud and thankful to have been able to deliver such a fantastic result!🙌🙌

We made some progress on Connor and Abi’s roof this week getting most of it sheeted, between showers and rain dictating when and how long it would allow us to be able to stand on it safely!🙄🤦‍♂️😂
Monday is looking good to be able to knock it over!🤞🤞

Sharon and Maya’s house went ahead in leaps and bounds this week with Zayne and Jas getting the insulation installed and gyprock sheets hung, then all flushed and sanded!👍👍
Outside, Crackers and Tex installed all the soffiting and hung the front door to get the house to lock up stage, while we were able to install the rainwater tanks and dig all the stormwater and water trenches with the help of Brayden from MtG Excavations!👌👌
With the trenches opened, Ty and Elliot were able to get cracking on running all the downpipes and stormwater to the rainwater tanks, the tanks overflows to the street kerb and waterlines to service the house!👍👌
We also had the guys from Phase Electrical to site to run the first fix cables for the solar system ahead of installing the solar panels early next week!😁😁

Tom was kept busy for a couple of days having to change over leaking shower breaching pieces to the ensuite and bathroom at Paul and Yunita’s house. 😳😳Unreal how two breaching pieces failed within a couple of months of each other, but at least now with the new mixers installed and covered in plastic, they will be able to use the showers ahead of renovations beginning!😬👍

Crackers and Tex got back to Safwat and Salvana’s house to finish standing all the trusses, do the tie downs and install the speed bracing, then got a start fitting some of the fascias!
Monday, being a fine day with bu**er all wind, will be ideal to be able to finish the rest of the fascias ready to fit the valley boards and then purlins!👌👌

Pretty sure Todd and Tieran are pretty happy to see their concrete slab get poured, but I’m tipping they may not be as happy as Ty, Tom, Elliot and myself are, as this one has certainly presented its challenges, prior to getting to this point!😬🙌

It’s not just the complexity of the house slab design, but the workable conditions of the site and preparations that were made more trying, in that the ground and filling sand were that waterlogged, that it would take days to dry out, giving a small window of opportunity to work on it, before more rain!😖😖
To get the plastic down and covering the sand was an achievement, but to get the concrete poured whilst getting a little wet in the morning but having good weather in the afternoon was a bloody relief!🙏😁

Slab poured Thursday, and then we had Michael on site Friday to install the electrical mains!👍👍
Gasline and Telstra lead in lines will go in next week ahead of a big tidy up ready for the frames and trusses to arrive!🙌🙌

Crackers, Langas and Tex have moved along with most of the trusses being erected now, after they finished the last of the wall frame fixings and bracing etc at Safwat and Salvana’s, ahead of next week finishing the trusses and moving onto the fascias and purlins, if the weather plays the game!🙏🤞

The next few weeks will see Stephen and Sophie’s house move along quickly. After a bit of a hiccup with the blocks arriving not exactly how we wanted condition wise, it was rectified and now we’ve been able to get Leggo and Tarkyn to site to start laying the blocks!🙌🙌
With the walls going up, the gyprock will begin in about a weeks time too!👍👍
The fellas from Thomson Built also have erected the shed out the back a few weeks ago, ticking off another job!👌👌

After Neal helped us out with the slab pour Thursday, it was our turn to return the favour helping him with an alfresco and part path pour he had ready for Friday!
Always good to have blokes happy to work in and be heading in the same direction!🙌🙌
