We recently handed over Tim and Belinda’s house, which can really only be best described as absolutely stunning!🙌🙌😁😁

Making a long story short, the way this build came about was, I received a phone call two Christmas’s ago(whilst we were on our Christmas holiday break) from a mate, Kurt, who was a past president of the football club I played for, asking if I’d be interested in a house build for his neighbour in Adelaide, who was moving to Mt Gambier!
After a bit of a chat over a beer on the phone, he then passed my phone number on to Tim, and away things went from there, for when Tim and Belinda next came down to the Mount!👍👍

After going through the process of sorting the house design, pricing the final plan and then doing up contracts, we were onto the planning and council applications and approvals.

With Tim and Belinda still living in Adelaide while the house was under construction, you would think it would be a logistical nightmare!🤔😳

But, when you are dealing with great people, the challenge is lessened, as not only were they very organised with what they had selected and wanted in the house, which made life way easier, but communication was also always very easy!They would also make the trek down for weekend trips occasionally, plus a couple of extra days to sort out any other selections or requirements if needed!👌👌

The culmination of all the planning, organising, blood sweat and no tears, is once again nothing short of stunning!😍😍
The selections and inspirations throughout the house have clearly been derived from a lot of researching, and been meticulously on point in ex*****on, as this house seriously could/should be in a glossy magazine!😁😁

The feature in the living area apart from the raked ceilings and windows, is most definitely the veneer stone around the slow combustion heater!😍😍
Then not to mention the stone benchtops to the kitchen and WIP, and all the vanities as well as the laundry just oozes appeal!🙌🙌
The mirror cabinets to the bathrooms not only look terrific, but are so functional with the cabinets recessed into the wall frame, giving a streamlined finish!👌👌

The list of features is almost endless with the cracking lighting fixtures, the VJ board to the main bedroom feature wall and also the main toilet, herringbone pattern to the tiles in the kitchen and laundry, tiling to the ceiling in the bathrooms, brushed brass tapeware throughout, matching the door furniture and even the door hinges, and the list goes on!
Absolutely no stone left unturned!😃😃

Not only was it an absolute pleasure to build this beautiful home for terrific customers, but certainly for all the trades and guys that worked on creating this home, we are very proud and thankful to have been able to deliver such a fantastic result!🙌🙌

We made some progress on Connor and Abi’s roof this week getting most of it sheeted, between showers and rain dictating when and how long it would allow us to be able to stand on it safely!🙄🤦‍♂️😂
Monday is looking good to be able to knock it over!🤞🤞

Sharon and Maya’s house went ahead in leaps and bounds this week with Zayne and Jas getting the insulation installed and gyprock sheets hung, then all flushed and sanded!👍👍
Outside, Crackers and Tex installed all the soffiting and hung the front door to get the house to lock up stage, while we were able to install the rainwater tanks and dig all the stormwater and water trenches with the help of Brayden from MtG Excavations!👌👌
With the trenches opened, Ty and Elliot were able to get cracking on running all the downpipes and stormwater to the rainwater tanks, the tanks overflows to the street kerb and waterlines to service the house!👍👌
We also had the guys from Phase Electrical to site to run the first fix cables for the solar system ahead of installing the solar panels early next week!😁😁

Tom was kept busy for a couple of days having to change over leaking shower breaching pieces to the ensuite and bathroom at Paul and Yunita’s house. 😳😳Unreal how two breaching pieces failed within a couple of months of each other, but at least now with the new mixers installed and covered in plastic, they will be able to use the showers ahead of renovations beginning!😬👍

Crackers and Tex got back to Safwat and Salvana’s house to finish standing all the trusses, do the tie downs and install the speed bracing, then got a start fitting some of the fascias!
Monday, being a fine day with bu**er all wind, will be ideal to be able to finish the rest of the fascias ready to fit the valley boards and then purlins!👌👌

Pretty sure Todd and Tieran are pretty happy to see their concrete slab get poured, but I’m tipping they may not be as happy as Ty, Tom, Elliot and myself are, as this one has certainly presented its challenges, prior to getting to this point!😬🙌

It’s not just the complexity of the house slab design, but the workable conditions of the site and preparations that were made more trying, in that the ground and filling sand were that waterlogged, that it would take days to dry out, giving a small window of opportunity to work on it, before more rain!😖😖
To get the plastic down and covering the sand was an achievement, but to get the concrete poured whilst getting a little wet in the morning but having good weather in the afternoon was a bloody relief!🙏😁

Slab poured Thursday, and then we had Michael on site Friday to install the electrical mains!👍👍
Gasline and Telstra lead in lines will go in next week ahead of a big tidy up ready for the frames and trusses to arrive!🙌🙌

Crackers, Langas and Tex have moved along with most of the trusses being erected now, after they finished the last of the wall frame fixings and bracing etc at Safwat and Salvana’s, ahead of next week finishing the trusses and moving onto the fascias and purlins, if the weather plays the game!🙏🤞

The next few weeks will see Stephen and Sophie’s house move along quickly. After a bit of a hiccup with the blocks arriving not exactly how we wanted condition wise, it was rectified and now we’ve been able to get Leggo and Tarkyn to site to start laying the blocks!🙌🙌
With the walls going up, the gyprock will begin in about a weeks time too!👍👍
The fellas from Thomson Built also have erected the shed out the back a few weeks ago, ticking off another job!👌👌

After Neal helped us out with the slab pour Thursday, it was our turn to return the favour helping him with an alfresco and part path pour he had ready for Friday!
Always good to have blokes happy to work in and be heading in the same direction!🙌🙌

Another week, another truck stuck!🤦‍♂️🤦‍♂️😂😂
This time, a four wheel drive dual cab and sn**ch strap just didn’t cut it!😳😳😂😂

In what possibly created the semi trailer getting bogged on a slippery and soft limestone base in the first place, wasn’t getting into Safwat and Salvana’s slab with the wall frames and accessories, but once in position, not being able to unload the job, as the crane broke a crucial shaft in its mechanism, therefore having to be repaired off site!

Getting off site with the full load proved problematic, but had the crane not broken, and the trailer had been unloaded, the crises may have been averted!🤔🤷‍♂️

Fortunately after a desperate call to Lambert from MtG Excavations after he had just knocked off, he got back into his backhoe and came to the rescue, pulling said stuck truck out!🙌🙌

Who said superhero’s don’t drive backhoes!😂😂
Fast forward to 8.30am the next morning and this time the fellas backed the semi trailer in, to avoid any dramas, therefore also helping Crackers ,Langas and Tex increase their step count for the day, whilst carrying wall frames!😖😂

The guys from Brody’s Bricks have finished the brickwork at Sharon and Maya’s house ready for the carpenters to be able to install the soffiting and hang the front door, to get the house locked up, ahead of Zane and Jas starting to hang the gyprock late next week!👍👍

Bob and Jenny’s house is almost complete after Tom and Elliot installed the surface irrigation for the wastewater treatment plant, ahead of our bark being delivered from Bio Grow, and the guys from MtG Excavations spreading the bark, until blowing a hydraulic hose!🤷‍♂️🤦‍♂️😂
Therefore, next week we will complete the bark and do the final cleanup once the trakka’s blown hose is fixed, whilst internally the final clean will happen for handover Friday!🙌🙌

Todd and Tieran’s slab is getting closer after the filling sand dried out enough for us to be able to get on the filling sand, rather than the quicksand it becomes after excessive amounts of moisture!😳😳
Now we’ve got it covered in plastic, we can continue to finalise the slab preparation in accordance with the slab engineering design, because the soil classification test gave us a “P” class site!😖😖
Which in builders speak regarding slab design, is an engineers creativity delight (I’m pretty sure reading between the lines when chatting to Engineer Clinton, that they love poking us😏😂😂) and a builder and concreters pain in the butt!😂😂
If nothing else, the mesh manufacturers and concrete suppliers love these slab designs!😂😂

While admittedly, for being in the midst of winter, it really has been a pretty mild season in comparison to other years, except that June seems like it may be our wettest month, unless August decides to kick us in the arse!🤔🤷‍♂️😂

But for tradies working outside, the lack of wind chill factor freezing you to the core has been quite pleasant, albeit still bloody chilly, but bearable!😁

The ground however, especially to the western side of town, holds a lot of moisture due to the clay content. That in turn can make for fun job sites!🤦‍♂️🤦‍♂️😂😂

Connor and Abi’s site is one that is wet, but with the driveway limestone base allowing access, still workable.
We changed tact after Tuesday’s top up of rain on Todd and Tieran’s sand pad making life pretty unpleasant or workable, to fitting gutters and wrapping walls at Connor and Abi’s, ahead of the roof arriving on site next week, which worked out well after Crackers, Langas and Tex had finished the frames and trusses, fit the purlins and installed the windows. That at least gave us an option to push ahead with that job whilst waiting for Todd and Tieran’s to dry out somewhat?!🙏🤞
Hopefully next week treats us well so we can get the mesh and plastic down after finishing the earthworks preparations!👍👍

Sharon and Maya’s house is progressing with the brickwork again, after Brody had trailer issues(loosing a wheel to a snapped axle isn’t preferable)and not being able to get back to the job for a few days, chuck in some badly timed rain, slowed things a little!😬😬

We also had Clark Tanks deliver the two rainwater tanks we’d ordered, and fortunately I was on site for delivery, as long bed trucks with no weight on them and highway tyres is a recipe to get stuck!!
But nothing a sn**ch strap and a four wheel drive didn’t sort!😂😂

Ben and Sushila’s house now has bricks delivered to site, after Klaus from Buildpro was on site in the Manato loading the job!
Inside, the guys from Gordon Refrigeration have installed all the Air conditioning ducting and indoor unit to the ceiling ahead of gyprock, with just the plumbing and electrical first fix to occur, but timing will be of the essence with the amount of theft going on in that area!🤦‍♂️🤬

While the weather held until Tuesday evening, we were able to get more earthworks done and tidied up at Bob and Jenny’s house. After cleaning up the rubbish, Lambert and Brayden from MtG Excavations levelled out the dirt in the yard making a huge difference on how the yard now looks!👌👌
Lambert was also able to take off the grass from the surface irrigation areas, ready for us to install the sprinklers and bark to the designated areas!👍

Scott and James from Borderline Kerbing cleaned up around Safwat and Salvana’s house slab after we had been waiting a few weeks to be able to access the site due to how soft the ground was!
With the site sorted, next week will see the frames and trusses arrive to site and er****on of them begin!🙌🙌

Some cold mornings this week, but absolutely cracking days once it warmed up, here in the sunny South East!🙌🙌
Who knew it was possible to get a bit sunburnt whilst roofing in July, in Mt Gambier!🤷‍♂️🤷‍♂️😂

Steeline delivered our roofing materials for Ben and Sushila’s house Friday last week, in readiness for us to be able to get the lid on!👌👌
We also had to install the external wall wrap, which worked out well in the mornings, as we waited for things to dry out somewhat on the roof, and the brass monkey to regain his balls too!🥶😂

Connor and Abi’s trusses arrived on site last week, courtesy of K and B Aston Newman Timbers, ahead of Crackers, Langas and Tex getting cracking on finishing the tie downs, bracing etc of the wall frames, then moving on to erecting the trusses!👍👍
Once the fellas are done with the fascia’s and purlins probably by weeks end, weather dependent, it’ll be time to measure up ready for the next roof, and a repeat of this weeks weather as requested, please!🤞😂

The guys from Brody’s Bricks have got a start laying the bricks at Sharon and Maya’s house late this week! Next week should see the fellas knock over this job, as they move onto another in their long list of jobs!😬👍

The good weather enabled Lambert from MtG Excavations to get a start at Todd and Tieran’s house, excavating the site and getting the sand pad down ready for us to set up the profiles!👍👍
Monday we will be digging the drain and laying the plumbing pipes, ahead of doing the boxing and preparing the slab for concreting!😁😁

Bob and Jenny’s house is getting close to handover in a few weeks, now we have poured the remainder of the concrete paths and driveway pad, the soffit is complete, and Mitch has been going great guns, getting the vinyl planks from Choices Flooring Somerfields laid!🙌🙌

Things are progressing at JC and Niyo’s house with Zane and Jas having the gyprocking well on the way now internally, while externally we have had Lambert to site to do a bit of a cleanup and dig out the shed pad area, which is where the rainwater tanks are located, so we could install the tanks and run all the stormwater and water lines around the house, which no doubt will be full after the predicted weather this weekend!👌👌

Even though we’ve had a bit of rain earlier in the week, we’ve still managed to get get Bob and Jenny’s verandah roof covered which in turn helped us out a lot, when the rain did have bad timing in the concrete finishing process, after we started concreting the paths etc!😬👍

Getting the 12.5mx6.5m alfresco concrete down proved a little challenging, but doing it in two pours meant barrowing from the side of the house for the first half, then from the front of the house for the second pour!😳😳
Sadly for Ty and myself, both Tom and Elliot showed their skills barrowing concrete in not spilling one, meaning no one had to buy a box of beer!🤷‍♂️🙄😢😂

Connor and Abi’s frames were delivered to site by the guys from K and B Aston Newman Timbers Monday morning , earlier than expected meaning we hadn’t got the rubble drive down which was happening in the arvo, to make life easier, now the ground has become so slippery!😬😬
No problem though, just meant Crackers, Langas and Tex spent a day on site standing the frames Wednesday so Friday we could get Chris, Lambert and Brayden to site and rectify the problem, so early next week the truck won’t get a little stuck again, delivering the trusses!👌👍

Ben and Sushila’s house is taking shape now, with Crackers and the guys fitting the fascias off, and the windows Friday when they landed, and are now set to knock over the purlins early next week, ready for us to measure up for the roofing!🙌🙌

It is however unfortunate that there is lowlife scum attracted to this area apparently, as several other builders are having to deal with theft from there sites, to the point of installing security cameras!

As shown by the pictures of how it should look, versus how it now looks, we’ve had our first dose of socially challenged, morally devoid most probably methhead fu , thinking that cutting off the mains lead in cabling and pulling out the island bench cabling is a highly profitable pastime!🤦‍♂️🤦‍♂️🤬🤬

As much as I’d like to meet the person responsible on site to sit them down and explain (possibly with a baseball bat), that it costs a whole lot more than just the couple of dollars worth of copper you get for the cabling at a scrap metal joint,(let alone how I wished the mains had’ve been live when they cut it) then to have to pull a new lot of mains through, if we don’t have to dig it all up, is quite expensive!🤷‍♂️🤷‍♂️
But I’m pretty sure it would be a waste of my breath and crayons, because with retards, I think pain is the greatest/only deterrent!🤷‍♂️👊😂😂

I’ve even got a T shirt made that says it all!😂😂

Reckon we pulled the right reigns in the timing and preparations at Safwat and Salvana’s house!😃😃

After having the mesh, plastic and boxing finished a week prior to pouring, but waiting on the weather to give us a couple of good days, we’d also had the wastewater treatment plant manufactured ready to be installed.👍👍

To be able to access the area to get the unit to the hole, was very much working around the weather, as the ground is starting to get very wet and boggy, which is never a Franna’s friend!😬😬

But with some very much appreciated help from the guys at Sharp Cranes fitting us in at late notice, after a couple of dry days, and the day before another round of heavy rain was to arrive the following day, we were able to get the unit in the ground and installed!🙌🙌

We also had the final preparations to the slab itself completed, with Warren from All Bugs installing the
Termite protection collars, Michael fitting the Earth Bond to the mesh and installing the mains power, Jay laying the NBN conduit and Lambert backfilling the trench and wastewater plant hole, and also finishing the driveway base to allow the concrete pump truck and the concrete trucks access without the worry of getting bogged when we poured!😬😬
Fortunately the rain gods smiled for us on the day of pouring, and we got the slab poured and finished in good time, and prior to the following days deluge, which the photos show, vindicated everything we had done to get to the point of slab down, as there probably won’t be to much happening off that limestone base driveway now!😂😂👌👌

Ben and Sushila’s frames and trusses continued after the guys from K and B Aston Newman Timbers delivered the trusses to site ready for Crackers, Langas and Tex to stand, and with a lift from the fellas at William’s Cranes, the house starts taking real shape!🙌👍
Next week will see the remaining trusses go up, fascias fitted and purlins installed along with everything else in between, so we can then measure the roofing iron and materials,ready to get the job covered!👌👌

Bob and Jenny’s house keeps moving ahead in leaps and bounds with the tiling completed, the guys from Mick Ryan Painting knocking over the bulk of the interior painting, Rads finishing the texture coating to the alfresco bulkhead, and Ty, Tom and Elliot doing the plumbing second fix as well as getting the concrete paths pretty much all boxed ready to pour when the weather allows, whilst also getting started on the verandah roofing to cover said concrete paths!👍👍

Action all round at Bob and Jenny’s house this week, both inside and out weather dependent!😳😂
With the start of the weeks inclement weather thrust upon us (Mother Natures welcome to winter ceremony) we had a multitude of trades looking to find inside work, which ended up working out well with each trade following the other!🤔👍
The guys from CKK had gotten a head start late the week prior, so just finishing installing the cupboard bases didn’t take long ahead of continuing on, and finishing all the cupboards in totality, whilst Langas and Tex could then follow up with the carpentry, cutting in all the skirtings to the bases and the last of the architraves, so the painters could start their timber preparation works, making for a somewhat cozy, almost cuddly worksite for the boys!?😳😂😂

As the week dried out, we were able to get cracking finishing the verandah gutters, ready to get Lambert from MtG Excavations to dig a few trenches, help prepare rainwater tank bases and then install the four rainwater tanks to the property!👍👍

With that part of the job done, Ty, Tom and Elliot were working toward getting all the stormwater laid ready to then connect up to the tanks, ahead of the next drenching we are potentially going to receive late next week!😬😬

Safwat and Salvana’s house slab is now sitting and waiting for Thursday next week to roll around after Tom and Elliot did the rebate boxing and finished the final preparations to the slab, as that is the day, by the weather forecast, that we should be able to pour and finish the slab prior to the deluge being predicted for next Friday and the weekend!🤔🤷‍♂️🤦‍♂️
But the bureau of meteorology, could also change their position on this, stuff it up royally (yet still maintain their employment just like politicians do🤦‍♂️🤦‍♂️) and we have to cancel the pour!!😬😬 But for now, fingers crossed!🤞🤞🤞

We had Lambert also dig out the driveway and deliver some limestone base materials to build up the driveway, in preparation for the winter onset, allowing easy bog free access to the site, as the site is already wet and slippery, making access for a concrete pump and concrete trucks in the immediate future, potentially a major problem without these preventative measures!👌👌
Tuesday will see it all levelled topped and rolled, ready for Thursdays action!🙌🙌

After having the electrical, gas and Telstra services laid in the trench at Ben and Sushila’s slab, we had James from Borderline Kerbing backfill the trench, then level and trim around the slab ready for the guys from K and B Aston Newman Timbers to deliver the frames and accessories to site!👌👌

Crackers, Langas and Tex spent Friday standing the frames ready to brace and fix down Tuesday next week, while that clears some space for the remaining timber and trusses to be delivered to site, so the fellas can keep cracking on!👍🙌
