A little look behind the scenes at our Belrose project.

This site came with a few things to work around, particularly the creek and flood constraints at the rear of the property, as well as the existing tree near the proposed pool area.

The first pool arrangement was really about testing what might work. From there, the layout was refined as we worked through the site constraints and looked more closely at the relationship between the house, deck, pool and backyard.

The final proposal brings the new pool and outdoor areas together with the alterations to the existing home, while making much better use of the rear of the site.

Swipe, or in this case, watch to see the design develop from the site plan through to the final proposal.

Planning a renovation or extension and not sure what to send before the first design meeting?

It really doesn’t need to be anything complicated. A few basic things are usually enough for me to get a good understanding of the project before we chat.

The property address is the best place to start, along with a short description of what you’re hoping to do. It can be very simple, like an extra bedroom, a larger kitchen, better connection to the backyard, a new deck, pool, secondary dwelling, or just making the existing layout work better.

If you already have a survey, old plans or previous drawings, send those through too. If you don’t, that’s completely fine, as we can work out what will be needed.

Photos are always useful, especially of the areas you want to change, and it also helps to know what matters most to you. That might be more natural light, extra space, storage, better flow, budget, or planning for how your family might use the house in the future. Or even better if you have inspirations of what you'd like to archive!

You definitely don’t need to have everything worked out before the first consultation. That’s part of the process ;)

North Balgowlah rear extension - existing vs proposed

A concept designed to make much better use of the rear of this family home and create a stronger connection between the indoor and outdoor living spaces.

The proposal opens up the kitchen, dining and living areas towards the backyard, with a generous covered deck becoming a natural extension of the home. A vaulted ceiling, large areas of glazing and the higher roof form help bring light and volume into the new living space, while the outdoor dining, BBQ and fireplace make the deck usable throughout the year.

Swipe through to see the transformation:

A good example of how an extension doesn’t just need to add floor area, it can completely change how the existing home functions.

FRESHWATER | Garage + Secondary Dwelling

A first look at our current design proposal for this Freshwater property.

The brief was to create a new garage with a secondary dwelling above, making efficient use of the site while providing additional independent living space.

By combining the garage and secondary dwelling within one compact building, the design provides the required parking at ground level while keeping the new living areas above and preserving more usable outdoor space around the property.

The design also had to consider the relationship with the neighbouring properties, privacy, access, building scale and how the new structure sits within the existing streetscape.

I’m really happy with how this one is coming together and will share more of the plans and design decisions behind it in a later post.

DA or CDC? What determines the approval pathway?

One of the first questions homeowners ask is whether their project can proceed through a Complying Development Certificate or whether a Development Application will be required.

The answer depends on more than the type of project. The likely pathway is influenced by:

• the size, scope and nature of the proposed work;
• the planning controls applying to the property;
• site-specific constraints such as zoning, bushfire, flooding, heritage, landslip, stc;
• whether the proposal can meet all relevant requirements.

Checking the likely approval pathway early can help shape the design, identify which consultants may be required and avoid progressing too far with an option that may not be suitable.

Every property is different, so the approval pathway should be assessed against the particular site and proposal.

BELROSE | Extension + Pool

A first look at our current design proposal for this Belrose home.

The brief was to improve the connection between the existing house, outdoor entertaining area and backyard, while introducing a new pool that feels integrated with the home and practical for everyday family life.

The proposal creates a stronger transition from the internal living spaces to the covered deck, with direct access to the pool and surrounding outdoor areas.

The pool has been positioned closer to the house in response to the site constraints at the rear of the property. This also improves access, visibility and the overall relationship between the deck and pool.

The new work has been designed to complement the character and roof form of the existing home, rather than feel like a separate addition.

We’ll share more of the planning considerations and design development behind this project in a future post.

After a very long pause from posting, I’m finally back here ✨

Life has been full over the last couple of years, two young kids, family life, and a busy run of residential projects happening quietly behind the scenes.

Even though this page has been quiet, Mona Building Designs has continued working on home renovations, alterations and additions, secondary dwellings, decks, pools, concept designs and approval documentation across the Northern Beaches and Sydney.

Over the next few months, I’ll be sharing more project examples, design process insights, DA vs CDC tips, and practical advice for homeowners planning to renovate or add more space.

So, welcome back. I’m Monika, the face behind Mona Building Designs, and I’m excited to start sharing again. 🏡
