At the heart of the tenancy, and as the social anchor of the floorplate, sits a centralised kitchen and breakout hub, connecting both client-facing and operational zones, encouraging informal interaction, collaboration, and moments of pause throughout the day.

Materially, the scheme is grounded in a soft and timeless palette inspired by the surrounding coastal landscape. Warm timber tones, textured stone finishes, muted blue-grey fabrics, sheer curtains, and tactile upholstery work together to create depth and sophistication without feeling overly corporate.

'The Cove' delivers a workplace that feels calm, mature, and effortlessly functional - a space that supports productivity while elevating the day-to-day experience of its occupants.

What if one floor could appeal to four different types of tenants?

Our recent Adelaide project at Level 7, 55 Grenfell St began as exactly that. An existing single floor plan, demolished and divided into four separate tenancies, each with its own distinct look and feel.

The same square metres, reimagined four different ways. Because the business that belongs in Suite 1 is not the same business walking into Suite 4.

For our client , that range was the opportunity, attracting a wider pool of potential tenants, and a faster path to lease.

Cool.org is a social enterprise on a mission to bring joy back to the classroom while tackling the big stuff that matters.

90% of teachers don't have time to effectively prepare for classroom teaching, while 40% of students are bored and disengaged with their learning.

Concept is proud to support Cool.org, whose curriculum resources are helping educators save planning time and deliver more meaningful and engaging lessons with confidence and ease, in communities where it is needed most. Through this partnership, 70 teachers have been provided with resources, impacting the lives of more than 26,000 young people.

How do you unlock significant cost savings without compromising design integrity?

When Concept was engaged to work closely alongside APG and the Hot Black team to deliver ESR Group's 799sqm speculative suite at L7, 133 Mary St, Brisbane, it was all about identifying ways to optimise the budget while staying true to the vision of a premium look and feel design.

Through a detailed value management process, we worked closely with the design team and our QLD supply partners to source cost-effective alternatives, delivering a compelling and commercially viable offering to the Brisbane CBD market.

After 9 weeks on site, and through the implementation of 24-hour demolition works to effectively manage noise restrictions, the project was delivered on programme, within budget and to an exceptional standard of finish and presentation.
