What if your workplace could work harder for your people and your business?

Our refurbishment for AGL transformed 19,000sqm into a smarter, more connected workplace designed to support collaboration, wellbeing and hybrid working at scale.

Driven by the ‘Empowered Ecosystem’ narrative, the project pairs seamless technology integration with sustainable design outcomes, including the reuse of 80% of existing loose furniture.

The workplace includes:
• Focus and collaboration zones
• Soundproof phone booths
• Wellness spaces including a Zen room, prayer room and carer’s room
• Smart technology for seamless day-to-day working
• Refurbished workstations and reused furniture to reduce waste

The result? A future-focused workplace that enhances performance, flexibility and everyday experience.

We’re pleased to see the Woden Education First Youth Foyer officially open Canberra.

Established to support students aged 16–24 experiencing homelessness or housing insecurity, the Youth Foyer brings together safe and stable accommodation with education, training and wrap-around support, empowering residents to focus on their future and build pathways to independence.

The 20-unit accommodation is run in partnership with Marymead CatholicCare Canberra and Goulburn, Brotherhood of St Laurence and the Canberra Institute of Technology. This project is an investment in opportunity, education and long-term community outcomes.

Gray Puksand is proud to have contributed to a project that will make a meaningful difference in the lives of young students, supporting them to thrive, participate in education and invest in their future with confidence.

Sustainability and responsible design thinking informed the refurbishment approach at every level at 69 Ann Street, shaping an outcome focused on retention, longevity and long-term value.
Existing floor and wall finishes, façade canopy and podium areas were carefully retained and refinished, reducing material waste while extending the life of the building’s original architecture.

The project also celebrates Australian design and craftsmanship, featuring Indigenous artwork by Brad Turner within the café alongside furniture pieces by Melbourne-based designer Dean Norton throughout the lounge spaces.

Rather than complete replacement, the project demonstrates how adaptive refurbishment can deliver meaningful transformation through thoughtful intervention. Sustainable laminates, refinished timber elements and carefully selected finishes were incorporated throughout to support a more responsible material approach.

Together, these elements contribute to a contemporary workplace experience that feels refined, connected to place and authentically Brisbane.

Australia’s office market is shifting.

While the “flight to quality” continues, another trend is emerging: tenants choosing to stay because their workplaces are evolving with them.

In our latest Insight, Senior Associate Ben Wilkie explores how experience-led design, targeted upgrades and shared amenity are helping existing buildings remain relevant, adaptable and engaging in a changing market.

The question is no longer just who moves, it’s who stays, and why.

At 69 Ann Street Brisbane, the ground floor has been designed as a flexible co-working environment that supports the diverse way people work throughout the day. The space brings together communal workstations with integrated technology services, lounge seating and informal meeting areas to create a more adaptable tenant experience.

Layered lighting, warm finishes and refined detailing create a calm and welcoming atmosphere that balances functionality with comfort and flexibility.

At Gray Puksand, we believe inclusive design plays a vital role in shaping environments where people feel connected, supported and a genuine sense of belonging.

This thinking continues to guide our work across sectors, including Living and Senior Living, where the built environment can positively influence wellbeing, dignity and everyday quality of life. Through thoughtful planning, community engagement and spaces that respond to diverse physical, social and sensory needs, we aim to create environments that feel welcoming, comfortable, and just like home.

In this recent article by our Senior Living Team, it explores the growing conversation around inclusion in the built environment, and why belonging and human experience should be considered alongside safety, accessibility and performance.

Our design approach is informed by extensive research across hospitality, commercial and lifestyle sectors, exploring how people increasingly want to work, meet and connect in spaces that feel comfortable, flexible and experiential.

At 69 Ann Street, the ground floor transformation draws on the essence of contemporary hotel lobbies to create an experience that feels welcoming, intuitive and relaxed. The space intentionally balances hospitality, comfort and functionality through a series of lounge, café and meeting environments that support a range of working styles and rituals throughout the day. Warm finishes, tonal contrasts and layered textures create a calm yet sophisticated atmosphere.

A custom feature light above the café acts as both a sculptural centrepiece and intuitive wayfinding element, guiding people naturally through the space towards informal work and meeting areas.
