I see on a daily basis houses with Major Defects that could have been prevented with a little home maintenance. You service your car every year, why not do the same for the most expensive asset you own ? The pictures here show the result of not carrying out a few checks; gutters blocked which causes water during a down poor to access the roof cavity, internal walls etc causing major problems, unsealed window frames causing wood decay and require replacement, cracks in roof mortar allowing water access and major internal damage, holes in downpipe which allows debris and eventual blockage. Clients ask my what they should be looking for when initially looking at a property before they have an inspection carried out, below I will list a few easy to identify items to look at to see if it passes the initial stages of buying. It's recommended also to take photos of areas that concern you, you can then pass these onto your inspector for clarification.

Look for cracking in brickwork
Are there gaps between the window frames and walls
Is there salt residue on the lower walls
Inside look at cracking in walls.
Close all doors from the inside and see if the gaps are even
Is there movement in the flooring

If you follow these general steps an inspector then can clarify on the issues.

I tell clients all the time that the main factor in affecting a property is Water, the main areas to keep on eye on around your property is that the roof is sealed, gutters are cleaned out, drains are clear and water isn't ponding around the property, also making sure all timber is painted is imperative to stop wood decay
