Metal roofs aren’t as good as you think!
There has been a major shift towards corrugated Colorbond roofs in the last 5 years, and I think there will be a lot of shocked home owners when they get prices to repair and restore there once good looking roof.
Yes they look great when they are brand new, but that isn’t the case when they are 20 years old.
People accessing the roof may not know where to walk and dint a sheet that’s visible, it’s not as simple as replacing that sheet, as a brand new sheet would stand out. Compared to a tiled roof where you can put the broken tile in the blind side gutter line.
Painting metal roofs is also more labour intensive. It’s harder to get a good finish, as the metal shows all imperfections. This in turn is reflected in the price most reputable companies charge to restore a metal roof.
It’s more difficult to install temporary edge protection compared to a tiled roof.
Metal roofs aren’t also more susceptible to condensation, so they need an adequate sarking and insulation system. If the sarking fails, it allows for water to enter the ceiling space.
Don’t be fooled by the Facebook warriors saying metal roofing is the best. It suits certain applications, but it still needs to be maintained like a tiled roof does.
