Check yo drains!!

This residence’s yard was flooding every time it rained. When we arrived, the garage had been completely flooded and water had entered the house. Carpet was removed, skirting was removed, wall linings removed and some home contents had to be tossed out.

Upon further investigations, we had discovered that there wasn’t enough drainage in the yard to allow water to run off, the existing drains were decades old and non-compliant also.

We treated the internal water damage as required, organised some replacement skirting and carpet for the garage and got the local plumbers involved to add some extra drainage to this yard to allow adequate water run off.

Rising damp is an issue that has troubled builders and homeowners since Roman times.

Rising damp is the term used for the slow movement of water from the lower parts of walls to higher parts of the structure. It is a common problem affecting older homes as well as newer buildings that may not have been correctly constructed.

Rising damp occurs when groundwater rises up through tiny cracks in the brickwork or masonry of a structure through a process called capillary action. When moisture infiltrates the walls of a building it can cause damage to its integrity and physical appearance.

There’s a number of different factors that are at play when you’re starting to see symptoms of water ingress. Usually this is in the form of and most will repaint the mould and look no further.

This particular residence is located on a very steep hill which backs onto bushland. Water would rush down the hill bordering the property and run into the backyard and sitting against the back of this residence.
This was causing the steep 100year old retaining wall directly behind the house to crumble and fall away.

We constructed a new retaining wall to catch and redirect water to prevent anymore erosion, we also strapped the original wall to allow vegetation to grow over and assist in support of the original wall.

As you can see in some of the photos that a terracotta drain has been installed in an attempt to redirect water around the residence but this still didn’t work which is where the client calls us in to install a Damp Proof Barrier around the back of the property to prevent more

Green trees love moisture!

In 2022, we’ve been experiencing abnormal amounts of rain in NSW and the homes that are closer to bush land or forests are copping it when it comes to mould.

Did you know that the salts produced by rising damp can cause the affected wall to break up and deteriorate over time if left untreated?

Internally it can cause damage to timber frames and timber flooring as the timber absorbs moisture over time and deteriorates.

Non structural issues can also arise in the form of moisture in skirting and architraves, windows and doors and both wall and ceiling linings absorbing moisture over time and causing all sorts of unwanted issues.
