Behind the Before + After is a series of considered decisions.

Here’s how this Bentleigh East knockdown rebuild came together:⁠

1. Assess the potential⁠: A feasibility study explored what the block could accommodate, establishing a clear direction from the outset.⁠

2. Design the vision⁠: Two architecturally designed family homes, brought to life through drawings and renders.⁠

3. Navigate the approvals⁠: A planning permit and land subdivision turned the vision into an approved pathway forward.⁠

4. Bring it to life⁠: Demolition, a fresh start and twelve months on site transformed the existing property into two completed homes.⁠

A better kitchen starts with the layout, light and outlook. Our design opens this dated ground-floor apartment to its established garden through:

• Generous glazing to maximise natural light and garden views.
• Soft whites and subtle greens that connect the interior to its surroundings.
• Clean-lined joinery for a calm, cohesive finish.
• An open layout that improves everyday use while retaining the home’s character.

Which One Is Actually Right for You?

It’s one of the most common questions we’re asked, and there’s rarely a one-size-fits-all answer.

Before committing to a renovation, knockdown rebuild or subdivision, we look at the bigger picture:

• Your site — block size, orientation, access and existing conditions
• Planning controls — zoning, overlays and council requirements
• The existing home — what’s worth retaining
• Your budget — and where your money will have the greatest impact
• Your timeline — including planning, permits and construction
• Long-term plans — how you actually want to live in the property

Sometimes renovating is the obvious choice, until the cost of working around the existing structure starts adding up.

Sometimes a knockdown rebuild sounds excessive, until the numbers show it gives you a better home for the investment.

And sometimes subdivision looks like an opportunitY, until planning controls and site constraints tell a different story.

This is why we work through feasibility BEFORE jumping into design.

The right early advice can save months of work, avoid unnecessary costs and give you confidence that you’re investing in the right direction from the beginning.

Caulfield | Renovation in Progress

This 1970s family home is well into construction, with the existing spaces being stripped back and the new design beginning to take shape.

On site this week:

• Walls opened up to create a more connected kitchen and living zone
• Existing bathrooms stripped back, ready to be completely rebuilt
• Flooring substructure being prepared throughout
• Services and trades progressing behind the scenes
• Regular site visits to review progress and quality

Renovation isn’t always photogenic at this stage — but this is where the work done months earlier really starts to matter.

Good documentation, considered detailing and regular involvement during construction all help make sure the decisions made on paper translate properly on site.

For our Lysterfield project, we explored two different kitchen colour palettes before a single cabinet was built.

Welcome to our Hampton Project, a soft-toned Renovation to an Existing Private Residence aiming to modernise the space while adding soft curves, and a hint of bronze throughout. ⁠

Dating back to roughly 2001, the existing bathrooms were a key space needing to be demolished, and refit as well as the addition of a few ensuites to ensure each bedroom has a private bathroom. ⁠
⁠
The colour palette includes Dark Bronze Fixtures and Fittings, Soft Lighting, Beige Tiles, and Soft Toned Cabinetry and a Feature Solid Surface Countertop to finish off the space. This makes the space feel noticeably larger and brighter, even within the existing footprint. ⁠

The goal isn't a trend-driven refresh — it's a timeless, considered bathroom design that feels light, calm, and elevated for years to come.⁠
