Every brick on this house came off a demolition site in Sydney.

Reclaimed, cleaned by hand, and laid one at a time. You can't buy that colour new. Those bricks have been standing in a wall somewhere in Sydney for the best part of a century, and now they're on a new house at Marulan.

Brick Veneer is how most Australian homes are built. The timber frame holds the house up and takes all the load. The brickwork out front is a single skin doing the weather and the good looks, tied back to the frame with wall ties, with a cavity in between. Any water that finds its way through the porous brick runs down the back of it and out the weep holes, instead of into your frame.

The part we don't rush is around the windows. We wrap the full sill, carry it up both jambs, and lap the wall wrap over the Head flashing so water is always shed out and over, never behind. That's the black you can see in the first photo, going on before the bricks close it up.

Windows are where most leaks start. Do it properly while you can still see it, because we don't want to come back and fix it later.

Marulan gets cold. Cold enough that the warm, damp air inside a house hits the back of the cladding and turns straight back into water.

That's condensation, and in colder parts of NSW it quietly rots more frames than rain ever will. You won't see it. That's the problem with it.

What you're looking at in this photo is the fix. The silver is a vapour-permeable wall wrap. It sheds any water coming from outside, but it still lets water vapour from inside the house pass through and get away instead of sitting in the frame. Then the vertical battens over the top hold the cladding off the wrap by 20mm and create a drained, ventilated cavity, so air moves up behind the cladding and dries the wall out on its own.

Wrap alone isn't enough in this climate. Wrap plus a battened cavity is what our conditions actually call for.

Down at the bottom of that cavity we've fitted a BAL rated stainless steel cavity closer. This house is BAL 19, so any opening back into a wall has to be closed off or screened with non-combustible mesh no bigger than 2mm. The closer does both jobs at once: it keeps the base of the cavity open so it can drain and breathe, and it stops embers getting up behind the cladding if fire ever gets near.

Stainless, not aluminium, not plastic. It only has to work once.

Roof is on and Weathertight.

At BAL 19 the rule for a sheet roof is simple enough. Any gap bigger than 3mm at the ridges, hips, valleys and along the gutter line has to be sealed. Mesh, mineral wool, or sarking.

We lay a BAL rated fire blanket the full length of every ridge, every hip, and along the valleys and gutter lines before the capping and Sheeting goes on (Which is not trivial to do in our Windy part of the world). That's what's going in in the first photo.

Here's why. Houses in bushfires mostly don't burn from the front. They burn because an ember lands, finds a gap, gets into the roof space, and nobody knows until the ceiling's alight. Trimdeck is a ribbed profile, so every ridge and every gutter line is a row of open-ended ribs. The blanket fills them properly, right along the run.

Nobody asks about the screws. Everybody should.

Every truss on our jobs is tied down with Simpson Strong-Tie TrussLOK screws, not whatever's cheapest. Every bracket, hanger and tie-down is MiTek, specified to match the engineer's design for that exact roof.

Here's why it matters. A frame can look perfect and still fail where two pieces of timber meet, because that's where the wind load actually goes in a storm. The connection is the job. Get the timber right and the fixings wrong, and you've built a house that photographs well and moves in a southerly.

We don't substitute connectors to save a few dollars. If the engineer specified it, that's what goes in.

Termite protection is a condition of your Construction Certificate. It's not a line item you trim to save a few dollars.

Physical barriers, chemical barriers, or a mix of both, depending on the site and the slab type. Ours goes in straight after earthworks, before anything covers it over for good.

With bush on three sides of most blocks out this way, the risk isn't hypothetical. It's the reason every finished house has inspection ports built in, so the system can actually be checked once the building's occupied.

If a builder ever tells you it's a small detail, ask them why the National Construction Code says otherwise. It's the difference between a hundred-year house and a twenty-year one with a problem nobody can see.

Winter out here isn't like the coast. Frost most mornings, ground that stays wet for days after rain, and daylight gone by five.

None of that stops a build. It changes how you sequence one.

Concrete needs the ground and air warm enough to cure properly, so early pours sometimes get pushed a day for the right window. Wet ground turns a good site into a bog by lunchtime, so access tracks and where you stockpile materials matter more than people think. Shorter days simply mean fewer daylight hours per week to get through the same amount of work.

A builder who quotes a straight timeline without factoring any of that in either doesn't know the block or isn't being upfront with you.

We build through winter on the Tablelands every year. We just plan for it instead of pretending it isn't happening.
