Finished up a bathroom job recently that reminded me why I love the smaller renovations just as much as the big ones.

A client called us in to replace her vanity and tapware and sort out some existing pipes that weren't quite right. She’d been putting it off for a while. Not a massive job, but the kind of thing that makes a real difference to how a bathroom looks and functions every day.

We came out for a look before quoting, which is when we spotted the pipe issue. Glad we did because it would have caused problems down the track. Got it all sorted on the same visit.

Had a job in Manly recently that surprised even me.

A surf shop called us in to look at the staff toilet. It had been smelling a bit off, water started leaking into the back of the bowl and it didn’t look quite right. They'd been putting it off for months because they figured it was a big job.

Their last water bill was $1,500. For one quarter.

A single leaking toilet did that. They had no idea.

Here's the thing most people don't realise: around 1 in 5 toilets leak, and a lot of them do it silently. No dramatic flood, no obvious dripping. Just a slow, constant trickle that adds up to a serious amount of water and a seriously painful bill.

Two easy ways to check yours at home:

Watch for rippling in the bowl when nobody has flushed recently. That's water moving when it shouldn't be.

Or grab some toilet paper and press it against the back of the pan. If it gets wet without you flushing, you've got a problem.

If your toilet is looking daggy, smelling musty, constantly running or is damp around the base, it's probably time to replace it. Don't put it off or wait for the next water bill to shock you.

We were called to a blocked sewer drain. After attempting to clear the blockage we discovered we had a big issue on hand. After explaining the next steps to our client she was happy for us to proceed and fix the issue. We had to expose the boundary trap which had collapsed causing the sewer to not be able to drain from her house. This happens when the pipe has a leak and the surrounding ground gets moist causing the ground to lose stability and therefore having the pipes drop and break causing a collapsed boundary trap. This time last year I posted about a client who nearly died.

I don't say that to be dramatic. I say it because winter is coming and I don't want it to happen to someone else.

She'd had her gas room heater running every day for years. Never serviced. Never cleaned. Just switched it on each winter and assumed it was fine because it was still working.

It wasn't fine.

When I got there, the unit was caked in dust and the flue wasn't drawing properly. Carbon monoxide had been building up in her living room. She thought she just had a winter cold. Headaches, fatigue, feeling off. Even the cat had been acting strangely and making funny noises. Turns out she'd been slowly poisoning herself for weeks.

A service and clean sorted it. But it was way too close.

If you've got a gas room heater, a gas ducted system, or a gas hot water unit and it hasn't been looked at in the last 12 months, please get it checked before you start running it hard this winter.

Got an emergency call from a backpacker hostel in Manly recently. No hot water. Anywhere in the building.

Showers. Bathrooms. Kitchen sinks. Laundry. Everything relies on hot water - and none of it was working.

By the time we arrived, the existing system had completely failed. And once we saw how the building was set up, it made sense why. With dozens of travellers staying there, the demand is constant. Morning showers. Evening showers. Laundry running all day.

The old unit just couldn't handle it anymore.

So instead of replacing it like for like, we installed two Rinnai continuous flow systems running in parallel.
The load is shared. More capacity. More reliability. And if one ever needs servicing down the track, the other keeps the hot water running.

Hot water was back on the same day.

The manager messaged me that night to say the guests had no idea anything had happened. That's exactly what you want to hear on a job like this.

Sometimes the solution isn't just replacing what failed. It's installing a system that actually matches the demand.

This is what came out of a stormwater pipe last week… and the homeowner had no idea it was in there.

The warning signs had actually been there. Water pooling in the garden long after the rain stopped. Gutters and downpipes draining slower than usual. Damp starting to show up under the house.

But they didn’t realise those things were connected to the stormwater pipes. They just thought it was one of the quirks of an older Sydney home. Nothing urgent. Nothing that screamed “call a plumber.”

Then the stormwater pipe blocked completely.

At that point it’s not a booked job anymore. It’s an emergency callout.

And emergency callouts cost more, happen at inconvenient times, and usually come with a lot more stress than they need to.

We cleared the roots, got everything flowing again, and sorted the job. But it got me thinking about how easily this could have been caught earlier.

If you’ve got any of these happening at your place:

👉 Water sitting in the garden long after rain has stopped
👉 Gutters or downpipes draining slower than they used to
👉 A damp smell or moisture under the house or in the subfloor

…it’s worth getting someone to have a look before it becomes urgent.

Sometimes you catch things just in time. Had a call from a couple in Balgowlah who'd just moved into their new place. They wanted a safety check before they properly settled in. Smart move, especially with an older property.

When I tested the water pressure, it was running at about 1.5 times what it should be. Then I checked the flexi hoses under the sinks and behind the toilets. They were in pretty poor condition. Cracking. Brittle. Well past their use-by date.

Here's the thing. High water pressure on its own is a problem. Old flexi hoses on their own are a problem. But high water pressure on old, degraded flexi hoses?

That's the perfect storm.

Those hoses were one bad day away from bursting. And when a flexi hose goes, it's not a slow leak you might notice. It's full mains pressure flooding your house while you're at work or asleep.

The husband just shook his head when I showed him. "We nearly didn't bother with the check," he said. "Thought we'd wait until something actually went wrong."

Here's what most people don't realise. 24% of all home insurance claims in Australia are for water damage. Not fire. Not theft. Water damage. And a lot of that is from flexi hoses failing.

We installed a pressure limiting valve to bring the water pressure back to safe levels, and replaced all the dodgy flexi hoses. Total job took a few hours.

Disaster completely averted.

If you've just moved into a property, or you've been in your place for years and never had a safety check done, it's worth getting someone to take a look. You might catch something before it catches you.
