Three plumbers looked at this job and said no. I said yes.

Our client wasn't chasing a whole new look. He just wanted more storage in his bathroom, and a small wall-hung basin wasn't giving him what he needed day to day.

So the plan was simple enough. Take out the little basin and put in a proper vanity with drawers. More bench, more storage, and a fresh set of tapware to finish it off.

Simple, except he'd already had three plumbers out and every one of them knocked it back. They'd happily swap the taps over, but nobody wanted to touch the vanity or anything beyond that.

It wasn't that the job couldn't be done. It's that it was a unit in a high rise, and a lot of plumbers just don't want to do it. The access, the shut offs, the extra bits that come with it. So they steer clear of the makeover and stick to the easy stuff.

That's the part worth knowing. A bathroom makeover in a unit isn't a harder job. It just needs someone who's done plenty of them and isn't put off by the building.

We put in a new vanity with proper drawer storage, updated the tapware, and plumbed it all in. Same tiles, same layout. He just ended up with the bathroom he actually wanted.

Here's what he said afterwards:

A common issue we get called out for is a leak on the thin copper piping that was once installed or households. These pipes were ideal for drainage lines installed for the main water supply to your home.

I get one call a week to a flooded house. Same cause nearly every time, and it's a part most people didn't know they had.

It's called a flexi hose. A braided metal hose about the length of your forearm, sitting under your taps in the bathroom, kitchen and laundry. Nearly every home has them and hardly anyone thinks about them.

The problem is they don't last forever. The braid slowly rusts and weakens over the years, and when one lets go it doesn't drip politely. It bursts, and it pumps water into your home at full mains pressure until someone shuts it off.

Had a house in Davidson recently where exactly that happened. The flexi hose under an upstairs vanity had rusted right through and burst. She was home at the time and still couldn't stop it fast enough. The water ran down the hallway, through into the kitchen, and brought the ceiling down. All from a part smaller than a ruler.

Here's the good news. Flexi hoses are cheap. Replacing one before it fails costs next to nothing compared to what a burst one does to your home.

Most of them last somewhere between five and ten years, sometimes less if the water pressure's high. The signs one's on the way out are rust, bulging, fraying in the braid or any damp around the fitting. The trouble is most people have no idea how old theirs are or that they should even be looking.

Your pipes don't just block out of nowhere. They warn you first.

The sink starts draining a little slower. Or there's a gurgle when the water goes down. Over a few weeks it gets worse, but it's still working, so you don't think much of it.

Had a family recently living with exactly that. The kitchen sink had been slow for weeks, glugging away, and they figured they'd sort it out at some point.

At some point turned out to be 10 o'clock on a Friday night. Everything backing up, water with nowhere to go. So they're calling me out after hours, paying emergency rates for something that had been warning them for a month.

Here's what they should have done instead. If your sink's running slow or gurgling, give us a call and we'll come and clear the blockage. A lot of the time it's grease or build up near the drain and that's the end of it.

If we think it's something deeper, like a cracked pipe or tree roots further down the line, that's when our CCTV inspection comes in. We send a camera down the pipe and you see exactly what we see, so you know what you're dealing with instead of guessing.

Either way, you're not left wondering. And you're sorting it now, while it's cheap and easy, not at 10pm on a Friday when it costs you twice as much.

Your sink is probably the most touched surface in your home. And most people haven't given theirs a second thought in fifteen years.

I had a call last week from a woman who'd just seen my post about vanity replacements. She'd been thinking about updating her bathroom for a while but hadn't pulled the trigger on a full reno.

After reading it she decided to start even smaller.

When I got there she showed me three sinks. Kitchen, bathroom, laundry. All stained, scratched, and in the case of the laundry, sitting slightly loose because the seal had given up years ago.

She'd assumed replacing them was a big job. It isn't.

We replaced all three in a day. New stainless steel in the kitchen. A clean white ceramic drop-in for the bathroom. A deep laundry tub that actually fits a bucket underneath it.

She walked me out and stopped at the kitchen on the way. Just stood there looking at it. "It's so clean," she said. "Why did I wait so long?"

That's the one I hear most. Not "wow" or "amazing." Just the realisation that something they'd been putting up with for years took less than a day to fix.

The Block has a lot to answer for 🏡

Everyone now thinks a bathroom transformation means ripping everything out, a skip bin, and remortgaging the house.

I get it. When you watch the show, suddenly every bathroom looks shabby by comparison.

But you don't need a huge pile of cash to change how the room feels and functions.

Last week I replaced a vanity for a woman who’d been living with the same tired, dark wood unit since she moved in twelve years ago. Chunky handles. Laminate peeling at the edges. One of those mirrors with the built-in plastic frame that was already dated when it was installed.

She’d convinced herself the only way to fix it was a full reno. New tiles, new shower, the whole lot. She was looking at $30,000 minimum and kept putting it off.

We swapped the vanity. New toilet. New shower screen. New mirror. New sink.
One day. Done.

Had a customer say something to me last week that I think a lot of you are quietly thinking too.

She said "I don't know exactly what's in our water, I just know it doesn't taste like it used to, and I'd rather not have my kids drinking it straight from the tap."

Honestly, that's pretty common. People aren't always worried about anything specific, they just want to feel better about what's coming out of their taps.

The good news is there's options for every budget and every level of "fussiness."

If you just want better tasting drinking water, a simple under-sink filter for the kitchen tap is an easy, affordable fix.

If you want the whole house covered (every tap, every shower), a whole-house filtration system treats the water as it enters your home. This one's especially good if anyone in the house has sensitive skin or eczema, since chlorinated water can be pretty harsh on it.
