šŸ”„ What is a BAL Rating – and why does it matter?

A Bushfire Attack Level (BAL) rating is an essential step in understanding how vulnerable your home or building project is to bushfire threats.
A BAL assessment measures exposure to the three main bushfire impacts:
> Ember attack
> Radiant heat
> Direct flame contact

Using the method set out in AS 3959, a BAL rating is assigned based on vegetation, slope, and distance from the risk. The result? A clear indication of the potential radiant heat your property could face – measured in kilowatts per square metre (kW/m²).

BAL ratings range from BAL–Low (low risk) to BAL–FZ (Flame Zone) (extreme risk).

For instance, BAL–12.5 means your home may experience up to 12.5 kW/m² of radiant heat. Knowing your BAL rating early helps guide construction choices – and ensures compliance while reducing the chance of loss during a bushfire event.

āž”ļø Pro tip: Don’t wait until later stages of your project to assess your BAL – it can affect your design, materials, and even project feasibility.

šŸ› ļø I’ve Got My BAL Rating—Now What?
Getting your BAL rating is a key milestone—but it’s not the finish line.

Here’s what comes next:
āœ… Update your building plans to indicate BAL rating and match the construction standards in AS 3959 for your specific BAL level.
āœ… Ensure your builder is aware of and can meet the bushfire construction requirements.
āœ… Factor in cost implications—each BAL level comes with different material and design standards, especially for windows, doors, roofing, and vents.
āœ… Avoid delays by making sure all documentation reflects your BAL requirements before submission to your council or certifier.

šŸ’” A common mistake? Builders quoting from outdated plans that don’t include BAL upgrades. It leads to budget shocks and unnecessary delays. We help avoid that by guiding you from assessment through to design compliance.

Not sure how your BAL affects your build? Get in touch and send through your current plans—we’ll talk you through it.

šŸ” When Do You Need a BAL Assessment?

If you plan to build in Western Australia, understanding when a BAL assessment is required can save you time, money, and headaches.

šŸ” You only need a BAL assessment if your property is within a Bushfire Prone Area, as designated by the DFES Commissioner.

Here’s how to check:
1. Visit the Bushfire Prone Map - https://lnkd.in/gS3cPReR
2. Enter your property address
3. If the site is shaded pink, it’s bushfire-prone—and a BAL assessment is likely required.

🚫 If your proposed building footprint is entirely outside the pink-shaded area (even if other parts of the lot are inside), then:
> A BAL assessment may not be necessary
> Bushfire construction standards may not apply

āœ… Tip: Always confirm early, especially before you submit to council or finalise designs.

Still unsure? Send us your site plan and we’ll check for you—free of charge.

🌿Spring is the perfect time to get bush fire ready!

Here are few simple steps you can take to protect your home this bushfire season:

Review your plan, maintain defensible spaces and stay on top of firebreaks and building maintenance.

Small actions now can make a big difference later.

šŸ”Ø Owner-Builder? Here’s When You’ll Need a BAL or BMP
Planning to build your own home in a bushfire-prone area? Understanding the bushfire assessment process early can save you time, money, and stress later.

Here’s what you need to know:

šŸ  BAL (Bushfire Attack Level) Assessment
You’ll need a BAL if:
• Your site is shown in pink on the WA Bushfire Prone Map
• You’re applying for a building licence application (building permit)
• You’re building on a small residential lot with no further planning approvals

The BAL tells you what construction standards (AS 3959) your home needs to meet. It’s best to get this before finalising your build plans, so you can design accordingly.

šŸ“˜ BMP (Bushfire Management Plan)
Required for planning approvals when your lot ticks any of the following:
• Is over 1,100 m²
• Likely involves vegetation clearing
• Has no mains water
• Is part of a subdivision or change of land use

BMPs are more detailed and must respond to planning policies like SPP 3.7. They’re often required before you can lodge a DA (Development Application) or subdivision request.

šŸŽÆ Tip: Engage a bushfire consultant early—ideally before submitting to council or locking in your builder. We’ll identify the right report, any red flags, and help smooth your project pathway.

Need help figuring out what you need and when? Get in touch with your plans—we’re happy to advise at no charge.

šŸ”šŸ”„ Do you know your BAL rating?

The Bushfire Attack Level (BAL) shows how much risk your home faces from bushfires – from BAL–LOW (minimal risk) through to BAL–FZ (Flame Zone), the highest risk.

Understanding your BAL rating helps you prepare, protect your property, and keep your family safe. 🌿

ā€œNot all vegetation is created equal in bushfire risk.ā€ šŸŒ¾šŸ”„

We recently assessed two adjacent properties—same slope, same exposure—but very different BAL outcomes.

Why? The key difference was vegetation type and classification.
Grassland vs. Woodland can mean a shift from BAL-29 to BAL-40.
Small changes, like how a site is maintained or where vegetation boundaries fall, can dramatically influence both risk and cost.

This is why a BAL assessment isn't just a checkbox—it’s a detailed, evidence-based process that can give owners options, not just obligations.

Site knowledge = strategic advantage.

Have you ever had a project where vegetation made or broke your bushfire strategy?
