The honest answer is: it depends. Council turnaround times vary across Hunter Valley, Maitland, Newcastle and Port Stephens. Every site brings its own complexities, from block shape to services to the type of build you're pursuing.

The honest answer: generally 12 to 18 months from initial consultation through to handover. This includes design, approvals and construction.
