BASIX Changes

Basix has new standards coming into effect on the 1st of October 2023. New buildings will have
higher energy, water, and thermal efficiency targets. This will involve implementing stricter
guidelines for insulation, glazing, and ventilation, in addition to the installation of energy efficient
devices and appliances.
The key changes affecting most new homes are:
- Increasing roof insulation from R3.0 to R6.0.
- Double glazed windows throughout excluding wet areas. Single storey home designs to have
Low E coated glass in bedroom windows and double-glazed living room windows.
- External wall insulation changing from R1.5 to a minimum of R2.5.
- Use of light roof colours.
- ‘Thermal comfort target’ increases from 5.5-star NatHERS to 7-star minimum. The new BASIX
thermal and energy targets will not apply: In NatHERS climate zones 9, 10 and 11 (mostly
found on the mid and north coast of NSW) and to apartment buildings up to five storeys
high.
The costs of the new standards being put in to place with vary by home design, climate, and other
aspects such as proximity and size. An approximate cost for new builds will be an increase of 3-6% of
your total build cost to meet the new requirements.
CDC or DA applications lodged with a valid Basix certificate before 1 st October 2023 will have the
current standards applied. Applications lodged after 1 st October 2023 will require the new Basix
standards.
