Before and after photos showing the improvement. The sharp eyed amongst you will notice the floor looks a bit AI. That's right it is still yellow tongue flooring and carpet will be installed last. *The room was stripped to bare timber with stud work straightened. Timber structure has been protected from moisture and white ants through the installation of barriers between bearer and brick stumps. *The room is fully insulated with sound and temperature earth wool. Moisture barrier paper has been fitted to protect the wall cavity from that cold Ballarat winter, underfloor insulation keeps the floor warmer. *New sheet plaster, cornice and ceiling rose installed and changes to the window surround with the elimination of timber window reveal and instillation of a cleaner plaster finish.
*Finally data and free to air cable, a reverse cycle AC and new wiring. *Jobs still to complete include in-built wardrobe, double glazing, carpet and new bedroom door to match window timber work. *Time to move to the next room and do it all again.

Its amazing how a great looking door adds to the look of a well built home. I was recently asked to hang a 1200 wide 4 glass panel door in Altona. The door frame had already been installed perfectly by the property owner who has built a home of exceptional quality. Good hinges and nice gaps and hardware and here is a door that will hang around for years to come.

The kitchen is well on the way to being removed. We found an amazing amount of rat and mouse droppings behind the kitchen cupboards and the walls were coated in grease and stained from years of smoking.

A large amount of asbestos is in the kitchen and laundry so that will be managed with care. There is something going on with the kitchen and laundry floor that requires further investigation.

A lovely old 1957 home in Ballarat. Pine Floor totally eaten by bugs, forty years of smoking, numerous half done modifications, kitchen floor falling in, wiring and plumbing totally shot and a kitchen and bathroom that only the bravest of people would use.

This is a project worth taking on.
