Will interest rates be cut in 2025 heres what the experts are predicting hopefully they are correct as this will ease the pain on already distressed property owners, but may not be good for first home buyers as it will make it harder to save the required deposit together as prices rise.
Interest Rate Cuts Tipped to Boost Property Prices by 50k
Key Points:
• Ray White Economics suggests that a potential cut in interest rates by the Reserve Bank could lead to a notable increase in Australian house prices, with predictions of a 0.6% national rise and up to 1.4% in major cities.
• Sydney is expected to see the largest impact due to its higher property values, which are more sensitive to rate changes.
• Some Sydney suburbs, especially those with family homes, could experience immediate price jumps of up to 50,000.
Recent data has shown a slowdown in Australian home price growth, largely due to more properties being listed for sale and high-interest rates restricting borrowing capacity.
Both CoreLogic and Prop Track have reported national home value increases for September 2024, though the pace of growth is easing. CoreLogic’s Home Value Index revealed a 6.7% annual increase in the median Australian home value, which now stands at 807,110. However, the 1.0% growth in the past three months is the slowest since March 2023.
Prop Track recorded a modest 0.04% increase in September, marking a 5.67% rise over the past year.
"The increase in homes on the market is providing more options for buyers, which is slowing price growth," explains Eleanor Creagh, Senior Economist at Prop Track.
Despite this, many analysts believe that anticipated interest rate cuts, combined with improved borrowing conditions, could reignite competition in the housing market, driving prices back up.
Louis Christopher, Managing Director of SQM Research, recently told the Australian Financial Review that the market is likely to rebound once an interest rate cut occurs.
While the Reserve Bank has cautioned against expecting rate cuts in the short term, financial markets have already priced in four 0.25% reductions over the next year, totaling a 1% decrease.
What impact will a rate cut have on home prices?
"There are many factors that influence home prices," says Ray White’s Chief Economist Nerida Conisbee. "These include lending conditions, population growth, state economies, and construction costs. However, our analysis focuses on the effect of past rate cuts."
By examining the impact of interest rate cuts after periods of stability, Ray White Economics reviewed house prices a month after the Reserve Bank’s cuts in previous cycles. The research concentrated on Australia’s capital cities and looked at cuts following at least six months of unchanged rates.
"We found four instances since 2011 where this happened: November 2011, February 2015, May 2016, and June 2019," Conisbee explains.
