Clocks forward, but draughts still coming in? 🕒🍃

One of our clients wanted her home to retain warmth better. Even with a heat pump and wood heater, cold air entering through the subfloor was a concern.

She had also noticed condensation and fogging on her windows, mould on belongings in a south-facing room over winter, and small mould spots on the dining room ceiling after heavy rain.

Her concerns went beyond cold floors. She wanted to understand where the unwanted air and moisture were coming from, and how to make her home more comfortable.

We installed closed-cell spray foam in her subfloor, creating a continuous layer of insulation and sealing perimeter gaps. This helps retain warmth, reduce cold draughts and limit moisture-laden air entering the living space from below.

Spring in Tasmania… apparently. 🌬️🥶

We might be officially into spring, but the cold temperatures and windy conditions are still giving us a very winter-like feel across Tassie.

And on days like this, air leakage can make a big difference to how comfortable your home feels.

When your home is warmer inside than outside, warm air naturally rises. As that air escapes through gaps higher in the home, pressure differences can draw colder outside air through gaps lower down, including around floors and the subfloor. This is commonly known as the Stack Effect.

Add windy conditions into the mix, and those unwanted draughts and air leaks can become even more noticeable. Australian Government guidance notes that improving airtightness helps reduce unwanted cold air entering during cooler weather.

This home already had underfloor insulation. So why change it? 🤔

At this Tasmanian home, the floor already had batts installed, along with a foil layer underneath. The homeowner had also made other improvements to help retain heat, but cold floors were still noticeable and they wanted to understand what could be improved.

The difference isn't simply about adding more insulation.

Batts provide thermal insulation, but they don't inherently create a continuous air barrier. Gaps around joins, edges and penetrations can still provide pathways for unwanted air movement.

For this project, the existing material was removed and closed-cell spray foam was applied directly beneath the floor, creating continuous insulation and an air barrier in one application.

It's a good example of why we don't just ask:

"Is the floor insulated?"

We also need to ask:

"Is the floor properly air sealed?"

Sometimes improving the performance of a home isn't about adding another layer. It's about making the layers work as a continuous system.
