A lot of homeowners assume their renovation is straightforward from a planning perspective - and then get a nasty surprise when the certifier flags an issue or council requests more information. In the Sutherland Shire specifically, there are heritage conservation areas, bushfire-affected zones, and Georges River Council vs Sutherland Shire Council boundary differences that can completely change the approval pathway for a property.

We've seen projects delayed by three to four months because the approval process wasn't properly assessed upfront. That's three to four months of paying rent somewhere else, or living in a half-finished home.

How we manage it

This is one of the first things we sort out - before design, before pricing, before anything. At your initial consultation, we assess exactly what approval pathway applies to your property.

Is it exempt development? A CDC through a private certifier? A full DA to council? For properties in heritage conservation areas, near bushland, on sloped blocks, or straddling the Sutherland Shire and Georges River Council boundary, this question matters enormously to your timeline and budget. We manage the entire process on your behalf - you don't deal with council directly at any point. Most of our clients are genuinely surprised by how straightforward we make it.

CHOOSING A FARMHOUSE SINK - is it really worth splurging?

When it comes to creating a classy but homely feel in your kitchen, there's nothing that can beat a farmhouse sink, but there's a few critical things to know before you find a bargain and make a mistake you'll come to regret.

We want you not just to love the look of your kitchen at build completion, but to love living with it for years to come. White sinks are one of the defining decisions to make-or-break how you feel about your kitchen.

So when you're shopping for pretty white sinks wondering why some cost significantly more than others and wondering if it's really worth it, here's what to keep in mind:

❌ CERAMIC AND PORCELAIN WHITE SINKS

Ceramic is fired at lower temperatures, so its surface is softer and more porous. That beautiful glossy finish is a sponge for coffee, red wine, rust marks from pots and general wear. And once it chips, there's no fixing it.

😐 QUARTZ & GRANITE WHITE SINKS

Be aware that these options can chip and that white is notoriously hard to keep clean over that time.

✔️ FIRECLAY FARMHOUSE SINKS

Fireclay is the gold standard for white sinks. It's clay fired at extreme temperatures (around 1200°c) which fuses the glaze directly into the material, creating a dense, non-porous surface that resists scratches, stains, heat, and impact.

It's heavier, more expensive, and worth every cent if you're building a kitchen to last.

✏️ DESIGN NOTES

If you're asking us, a white farmhouse sink is a 'splurge' not 'save' item. You use it every single day, so durability is make or break for how you'll enjoy living in your kitchen. Get the best you can afford and never compromise with ceramic or porcelain!

Don't forget that if you're planning for a farmhouse sink, you need to lock this into your design early. It has knock-on effects on your joinery, cabinet height and tap position, so it's a decision that needs to be made right from the beginning.

It's a common trap to fall into - after years of umming and ahhhing, you finally decide to forge ahead with a reno. Step one, figure out what it's going to cost. So you call a builder for an estimate - before you really have a tight grip on exactly what you want.

One builder pictures one thing, the next comes in with different ideas and quotes on that, and a third builder has different ideas again.

And you end up with three wildly different quotes that don't reflect a true or fair comparison of their prices or capability.

If you want to have confidence that you're getting a reasonable cost comparison, you need to have an airtight scope.

Whether you're working with a building designer or architect, or just briefing directly with the builder, the more information and detail you provide for a specific quote, the better you'll be able to compare like-for-like.

And our biggest piece of advice on this is to watch out for someone giving you a rough ballpark with only high level allowances. These quick quotes almost never factor in all the little details that are going to catch you out down the road. The more detailed your quote, the more confident you can be that it's a true indication of costs.

You also want to look closely at the Provisional Sum (PS) items in your quote to understand how likely different scenarios are (such as hitting rock or finding asbestos) to help you manage contingency as well as check PC item allowances to ensure these reflect the category of finish you're likely to settle on. The earlier you have an accurate view of your budget, the smoother your project will go. This is also the most cost effective point to establish whether you'd rather sacrifice size or structural elements to free up budget for finishes.
