Former industrial and rail sites can bring two challenges to a development: managing what has been left in the ground and making sure that ground can support what comes next.

At Auburn, the proposed rail maintenance facility had uncontrolled fill of varying depth and composition. The concern was how that variability might affect settlement beneath the building and rail formation over time.

Our case study looks at how HEIC was used to improve the accessible areas, and how ICM, settlement monitoring and CPT results helped assess the response across the site.

HEIC and conventional vibratory compaction transfer energy into the ground in different ways.

Vibratory rollers use lower amplitude, higher frequency energy with a smaller contact footprint. HEIC uses high amplitude, low frequency impact over a larger footprint and longer contact duration, allowing energy to reach deeper into suitable ground profiles.

The right method depends on the material, moisture conditions, treatment depth and project objectives. Where deeper or variable fill is involved, understanding that difference early can influence the ground improvement approach.

When ground conditions are variable, the compaction method needs to do more than treat the surface.

Landpac uses High Energy Impact Compaction (HEIC) to deliver high-energy treatment across large areas and improve suitable soils at depth. Throughout treatment, Intelligent Compaction Measurement (ICM) can be used to monitor roller coverage and changes in ground response, supporting process control and helping identify areas of variability.

From initial site assessment and methodology development through to treatment, monitoring and reporting, our team brings specialist technical knowledge and decades of HEIC experience to every project.

Planning a project involving deep lifts, uncontrolled fill or variable ground conditions? Talk to Landpac about whether HEIC is suitable for your site.

Liquefiable soils can create significant settlement and deformation risks during seismic activity, particularly where loose, saturated sands sit close to the surface.

HEIC can be used to densify suitable sands at depth, reducing their susceptibility to liquefaction and improving expected ground performance. Where conditions vary across a site, treatment intensity can be adjusted to suit the response of the ground.

Supported by ICM monitoring and verified through pre- and post-treatment CPT testing, this provides a measurable approach to improving large development areas and reducing liquefaction-related risk before construction begins.

Compacted ground is one thing. Being able to demonstrate how you got there adds another level of confidence.

Q. ➑️ How do you create greater confidence in a compaction result? 🀷

A. ➑️ Having proof of what happened across the treatment area.

Landpac's Intelligent Compaction Measurement (ICM) provides a record of the compaction process as work progresses, giving project teams greater visibility of coverage and supporting the results achieved on site. 🚜

Uncontrolled fill can tell you a lot about a site's history, different materials, different earthworks and different levels of compaction over time.

For the project team, the challenge is making sure those past conditions don't become future problems.

Combining ground improvement with measurable data helps engineers better understand performance across the site and verify the improvements achieved. 🚜

It's about creating greater confidence in the ground before the next stage of construction begins.

One of the biggest advantages of HEIC can happen before compaction even starts. 🚜

Using suitable material already on site can reduce the need for imported fill, crushing, and moisture conditioning.

Depending on the material and project specification, HEIC can also work with larger particle sizes and deeper layers, helping simplify earthworks and reduce the amount of processing required.
On large projects, those efficiencies can translate into meaningful time and cost savings.

HEIC is not the right approach for every project. The important question is whether the ground conditions, project requirements and limitations of conventional compaction warrant considering it.

Our HEIC Suitability Checklist provides a practical starting point for projects involving:

βœ… Deep or variable fill
βœ… Unknown fill materials or poor historical compaction records
βœ… Problematic soils that do not respond well to conventional methods
βœ… Brownfield or former industrial sites
βœ… Tight settlement and construction timeframes
βœ… Remote or logistically challenging locations

The checklist also identifies circumstances where HEIC may not be suitable, helping project teams begin a more informed discussion around the appropriate ground improvement strategy.

Un-engineered in-situ sands, including a loose sand layer over impermeable clay and shallow groundwater, created challenging conditions for the proposed foundations and pavement infrastructure.

HEIC was used to improve the underlying sands at depth, targeting the bearing capacity required for pad footings while preparing a suitable pavement subgrade. Settlement monitoring, soil response mapping, DCP testing and CPT verification were used to assess performance and investigate weaker areas across the site.

The completed treatment supported bearing capacities of 150–200 kPa, with no long-term settlement anticipated.
