Back on site at our Oldham Road studio extension, and Zak wanted to share something we don't talk about enough 🔨

When we can source locally, we do. On this project that means Tasmanian Oak shiplap cladding - 122mm wide by 19mm - from our friends at Mackay's Timber, wrapping the building all the way around. Sitting right in the middle of that cladding is a Clark Windows and Doors product, also sourced right here in Tasmania.

It's a small studio extension, but it's a really good example of what's possible when you lean into local materials and local suppliers. The result speaks for itself.

This is why an experienced and local builders matters ✅

What appeared to be a standard bathroom renovation uncovered a floor built over an old external concrete pathway that had been enclosed years before. No structural floor system. Not suitable for a modern wet area.

The options were to patch it and hope for the best, or strip it back and do it properly. We did it properly.

New timber-framed floor, structural sheeting, full waterproofing from the ground up. The finished result looks clean and contemporary. But the real work is what you cannot see.

Older Hobart homes have surprises behind the walls more often than most people expect. Having a builder who knows what to look for and how to handle it when they find it, makes all the difference.

Hear from Zak who's been on site at our Oldham Avenue studio addition 🗣️

Working alongside AKA architects on this one, Andrew and Kyle have delivered a really well considered design, and the build is now in its final stages.

Windows are in, Tas Oak cladding is mostly done, and the team are moving into fit out this week. Architraves, skirting, the toilet area, and a deck that ties the new studio back into the existing home.

What you cannot see in the cladding is the detail behind it, cavity batts, Bradford Proctor wrap, drainage battens at the base. Condensation management and ventilation built into the wall system from the start. A small structure, done to a high standard.

Who says a small structure can't still be a long lasting, high performing space? This one proves it ✅

The Oldham Avenue studio addition was designed with AKA Architects and built with the same level of detail we bring to every project, regardless of scale.

The wall system includes a full cavity batten detail with Bradford Proctor wrap and drainage battens at the base. Condensation management, proper ventilation, and a structure that is built to perform in the Tasmanian climate for the long term.

Most people will never see any of that once the cladding is on. That is the point.

What looked like a straightforward bathroom renovation turned into something much more... significant!

Here's another new project completed by the Nomac Built Team, our Gillon Bathroom Renovation.

Once demolition started, it became clear the floor had been built over what was originally an external concrete pathway, enclosed years ago and no longer suitable as a foundation for a modern bathroom.

Before a single tile went down, the team rebuilt the floor from scratch. New timber-framed floor system, James Hardie Scyon structural sheeting, full waterproofing. Built properly this time.

The finished bathroom is bright, considered, and built to last with a prime Oak wall-hung vanity, full-height tiling, a recessed shaving cabinet, and a tiled shower niche. 5.7 square metres done properly.

The greatest improvement is hidden beneath the tiles. That is usually how it goes.

Really pleased to share this one with you - our Doyle Avenue bathroom renovation in Lenah Valley 🤩

What was a repair job after a burst pipe has become a stunning full bathroom remodel, of which we're really pleased with how it's come together.

Every detail workshopped with the client before anything was ordered: 1500mm wall-hung vanity, 1200mm shaving cabinet, walk-in shower with a 1200mm nib wall for storge, full-height tiling and underfloor heating throughout.

Introducing our latest project at Devlyns Road and another one located in the stunning Birchs Bay 🔨

This kitchen renovation has some really special details in the works. A cathedral ceiling to open up the volume of the space, steel frame doors all the way from Sydney to connect the kitchen to the outdoors, a butler's pantry with a unique attic loft for extra storage, plus a new WC and laundry off the back.

This is also our second project in the Birchs Bay area, following the bathroom renovation just around the corner. It's a unique part of Southern Tasmania - the rural setting, the views, the access considerations - and we're becoming well suited to delivering projects out here.
