At CowenBuilt, we only work with clients from the beginning of their project.
Whether it’s a new build, renovation, extension, bathroom, deck, commercial project, or earthworks, we want to be involved from the planning stage so we can provide honest advice, realistic budgets, and accurate expectations before construction starts.
This isn’t intended to be rude, dismissive, or discourage anyone from building. It’s simply the reality of the construction industry and the economic climate we all live in today.
Material costs have increased. Labour costs have increased. Compliance requirements have increased. Insurance costs have increased. The cost of running a professional building business continues to rise every year.
Unfortunately, we regularly meet clients who are shocked by construction costs, builder’s margins, and material markups because nobody has explained how building projects are actually priced.
The reality is that builders don’t simply charge for the materials and labour you see on site.

Builder margins and material markups are standard practice throughout the industry. They are not designed to take advantage of clients. They are necessary to keep businesses operating, honour warranties, maintain quality standards, and ensure projects are completed successfully.
A professional builder isn’t just selling labour. They’re providing experience, management, coordination, accountability, compliance, insurance, warranty support, and taking on significant financial risk throughout the build.
For this reason, we prefer to work with clients from the very beginning.
By having honest conversations early, we can establish realistic budgets, explain expected costs, avoid unnecessary frustration, and help clients make informed decisions before construction begins.
