Some blocks scream Granny Flat and still put up a real fight through council. This acreage lot was one of them.

The clients were terrific and trusted the process, which mattered, because getting this one approved was not easy. We got there, and the result was worth it: a two-bedder with an ensuite, main bathroom, kitchen, living and a nice patio.

What makes it work is an open floor plan with the bedrooms split to opposite sides of the build, and a kitchen we managed to fit an island into. You can walk right around it, use it as a bar, and the whole place feels more spacious for it. A wonderful build out in the mountains, hard-won through council.

Would you rather spend a million dollars or three hundred thousand to create the same income? That's the question more investors are starting to ask.

The old habit is comparing properties. The shift happening now is comparing return on capital. Put a million-dollar house-and-land package in the South East Queensland western corridor next to a $300,000 Granny Flat, two-bed two-bath, on 400 square metres of usable land you already own. Run it through the serviceability calculators at current rates and the Granny Flat generates roughly four to five times more rental income per dollar invested.

No stamp duty. No second land purchase. No legal costs of acquiring another property. You're putting underutilised land you already own to work. For a lot of investors, that maths is hard to argue with once they actually run it. Thinking about building? Get in touch with our team to chat about your options.

A few of the approval questions we get asked most often on the Gold Coast, answered plainly.

Can you build 83 square metres internally with a building certifier? Your external area isn't capped, so we'd look at an undercover alfresco to stretch the indoor-outdoor feel and make it live larger. Build over 80 square metres internally, though, and the council will issue infrastructure charges directly to you as the ratepayer once your approval comes through.

Want to build less than a metre off your boundary fence? You can, it just needs a boundary relaxation application, which we manage start to finish. And no, that doesn't require a different kind of approval. It's still a standard building certifier approval underneath. Knowing which of these applies to your block early is what keeps an approval smooth instead of slow.

A three-metre easement down one side turned this into a genuinely tough site, and it's a good example of designing around what a block throws at you.

We had to step the design to hold the required 1200 clearance, not just off the sewer and stormwater, but off the eave line to the easement as well. The owners trusted the process the whole way through, and on a large double block, the result came out exactly as we hoped.

The part I love is the 2.7-metre raised ceilings. Even calling it a Granny Flat feels wrong once you're inside. It doesn't read as small at all. I've seen three-bedroom homes with less genuine room and light than this build has.

65 square metres, two-bed, one-bath, and every metre of it was thought through by clients who clearly knew how they wanted to live.

A full-length kitchen runs the back wall into a corner pantry and a tucked-away Euro laundry, with an island bench sitting under a skylight to pull natural light into the heart of the space.

The second bedroom is being set up as an office and storage zone, since it's a couple moving in. The powder room was made wheelchair accessible without feeling tight, and the master earned a walk-in robe because plenty of hanging space was a must-have for them.

Little decisions, stacked one on top of another, are what make a compact build feel this considered. From the street it looks great, and inside it lives far bigger than the floor plan suggests. Explore more of our completed homes via the link in our bio and get inspired for your own build.

The most common path is a construction loan, where the bank pays out drawdowns at each stage of the build. Base, frame, roof and so on, all the way through to Practical Completion, so you're funding the build in step with the work rather than all upfront.

Depending on your lending scenario, some clients instead arrange a release of funds or a line of credit and manage the payments themselves against the construction claims.

The takeaway: you're usually unlocking value in an asset you already own, not starting from scratch. Worth a conversation with your broker early, because it shapes how the whole project is structured.

Some of our happiest clients are simply the ones who let us carry the stress of the build for them.

That's the whole point of engaging a builder. When we handle the day-to-day running of the project, the whole thing gets dramatically easier on the client's side.

The deliveries, the trade scheduling, the hundred small decisions and problems that come up on any construction job, we take that on so you don't have to.

You get to watch your Granny Flat take shape in the backyard. We'll shoulder the parts that would otherwise keep you up at night.
