How long does a typical Kamvino engagement actually take.

The pre-build stages run 8 to 16 weeks from first call to contract exchange, depending on market conditions and brief specificity. Strategy session and finance review take 2 to 3 weeks. Brief and sourcing 3 to 8 weeks. Due diligence and negotiation 1 to 3 weeks. Contract exchange follows.

For a wholesale build, the construction period then runs 9 to 14 months from land settlement to practical completion. We manage stage-by-stage through to handover.

Total timeline from first call to handover usually sits at 12 to 18 months. Education and planning happen up front. The build does the heavier lifting once the contract is in place.

Why end-product valuations matter more than the contract price on a new build or off the plan acquisition.

The contract price is a fixed number set at the start. The end-product valuation is what the market values the completed property at, which decides the equity position at handover and the borrowing capacity for the next move.

This is why our due diligence on new builds focuses heavily on comparable completed product in the corridor. The work happens before exchange so the equity position at completion is realistic rather than wishful.

When the corridor moves through the build, the end valuation can sit meaningfully above the contracted cost. That is the manufactured equity we talk about.

Most new estates look the same on a brochure. The difference shows up three years later, in the build quality and the resale numbers.

Before we put any estate in front of a Kamvino client, it goes through five checks: builder and developer track record, corridor fundamentals, infrastructure that is funded and contracted, lot mix and covenant quality, and pricing against real comparable sales.

The last one matters most. If the pricing does not give you equity from day one, the rest is just a nice story.
