Spend your build budget first on the things that are hardest to change later.

It’s easy to get attached to feature tiles, premium tapware, custom joinery and high-end appliances. They’re visible, exciting and often the first things homeowners start saving to inspiration boards.

But the most valuable decisions usually happen well before the finishes are selected.

The way rooms connect, the amount of natural light, the position of the home on the block and having enough storage in the right places will affect daily life for years. Durable materials suited to the site also deserve careful consideration, particularly for homes exposed to coastal weather.

For a renovation, the priorities may include improving a restricted layout, making better use of existing ceiling heights or correcting poor orientation where the structure allows. A quick onsite update from our Woy Woy Bay project.

There’s been plenty happening on site, with the roof framing coming together for the covered deck, the balcony rebuilt with proper drainage after the old joists were removed, and the bathroom now sheeted and set ready for waterproofing.

Inside, the rough-ins are underway, the kitchen area has been stripped out to make way for the office space, and the ceilings and walls have been battened out as the home continues to take shape.
It’s great to see each stage progressing, especially the work that makes a big difference behind the scenes before the finished details come together.

Think about a typical morning. People are getting ready at the same time, lunches are being packed, school bags are near the door and someone is searching for their keys.

Renovate or knock down and rebuild? The right answer depends on more than the project spend.

A renovation may make sense when the existing home is structurally sound, well positioned on the block and already has good bones to work with.

But if the layout is fighting the way your family lives, the ceilings feel low, the orientation limits natural light or the structure needs extensive work, keeping the existing house may involve more compromises than expected.

Older homes can also bring unknowns. Previous alterations, ageing services and materials that may require specialist assessment can affect the scope once work begins.

A knockdown rebuild may give you more freedom to rethink the layout, orientation and connection to the site. It may also provide a clearer construction pathway, but demolition, approvals and site-specific conditions still need to be properly investigated.

The most useful question is not simply, “Which option is cheaper?”

It is, “Which option gives us the best long-term value for how we want to live?”

A sloping block can add far more to a build than excavation alone.

The real cost impact usually comes from the number of site and construction issues that need to be solved together.

Excavation may be required to create workable building levels, but moving soil is only one part of the picture. Retaining walls may be needed to support the land, while structural engineering can become more involved depending on the slope, ground conditions and proposed design.

Drainage also needs careful thought. Water still has to move safely around and away from the home, particularly where the land falls towards the building or neighbouring properties.

Then there is the practical side of construction.

Can trucks and machinery reach the work area? Is there enough room to store materials? Will scaffolding be more extensive? Can trades move around the site safely and efficiently?

On a restricted Central Coast block, access and site safety can affect the construction approach just as much as the design itself.

This does not mean a sloping site should be avoided. It means the home needs to be designed with the land, rather than forcing a standard plan onto it.
