Archie O'Malley is in the final stretch of his carpentry apprenticeship, now in his fourth year with the team out of our Newcastle branch.

A four year apprenticeship is how the next generation of qualified tradespeople actually gets built, on site, across real jobs, not in a classroom.

An amenities room in a childcare centre doesn't get a second chance at waterproofing. Once the tiles are down, any gap in the membrane is a problem for the next ten years, not the next inspection.

That's why it gets signed off before a single tile goes down, not after. At the Gowrie Childcare Centre extension in Dubbo, Mccuttiling Service has taken care of both, waterproofing to the amenities room is done and tiling and splashbacks are complete. Joinery is in across the classrooms and amenities, and painting starts next.

We don't like surprises. Not because we haven't hit problems on a job, we've hit plenty, but because most of them were avoidable.

Before we price a job, we're already asking what's under the ground, what services run through the site, what the existing structure is actually doing versus what the drawings say it's doing. That work happens before the contract is signed, not after.

It means our pricing holds up. It means the programme we give a client is the programme we deliver. And when something does come up mid-build, it's a conversation, not a crisis.

Fifteen years in commercial construction has taught me the jobs that go smoothly aren't the lucky ones. They're the ones where the hard questions got asked early.

One of the things we enjoy most about architect-designed homes is turning drawings that look almost impossible on paper into reality.

Every non-standard detail, an unusual ceiling profile, a custom joinery run, a junction between materials that hasn't been built before, has to be worked through individually with the architect before it's locked into the structure. That's where the real coordination happens, not on site under pressure, but at the point a detail is still just a line on a drawing.

Lockup's now complete at the Mathews Residence, cladding, insulation and services fit-off all done. Getting the workmanship right on a project like this means treating every custom feature with the same quality checks as the rest of the build, not saving it for a final pass at the end. That collaboration with the architect, all the way through to landscaping and handover, is what makes the finished home actually match what was drawn.

One thing I've learnt after more than 20 years in construction is that the biggest opportunities to improve a project usually happen before construction begins.

By the time a project goes to tender, many of the key decisions affecting cost, programme and buildability have already been made. Bringing a builder into the conversation earlier allows those decisions to be tested while changes are still relatively easy and inexpensive.

During early design, we typically assist with:
✅ Preliminary budgets
✅ Buildability reviews
✅ Construction staging
✅ Material selection
✅ Value management
✅ Programme advice

That's why we're passionate about working collaboratively with architects, consultants and clients from the earliest stages of a project, not just when it's time to build.

The most useful design decisions are often the ones nobody notices until you point them out.

Natural light has been shown to improve learning environments, which is why this design incorporated four fixed skylights and custom windows rather than relying on standard window placement alone. It's a small decision made early, well before construction, that shapes how a space feels for years after handover.

Gyprocking is underway now at the Gowrie Childcare Centre extension in Dubbo, and the difference is already obvious on site.

3 things to check before you sign a commercial building quote.

In my experience, the number at the bottom of a quote tells you less than you'd think. What actually matters:

Scope. Does it spell out exactly what's included, or is it vague enough to leave room for "that wasn't covered" later? A quote that clearly defines the scope and exclusions today is far less likely to result in disputes and unexpected variations during construction.

Assumptions and exclusions. What's been left out, and has it been priced separately or just left off entirely? Assumptions and exclusions that are clearly listed upfront are far less likely to turn into disagreements over who was responsible for what once the project is underway.

Programme. Is the timeline realistic, or does it just look good on paper? A programme that's been properly tested against the actual scope is far less likely to blow out once real site conditions put it to the test.

A lower number isn't always the better deal if it's built on more assumptions than the one next to it. We've found that spending more time upfront reviewing documentation usually results in fewer surprises once construction begins.

Progress Update: Gowrie Childcare Centre

Services are installed inside the new classroom extension ready for gyprocking and windows are going in ahead of bricklaying and cladding. Soon this will be a bright, welcoming room full of little learners.

The carpark extension is now complete. New gates, fencing and landscaping now wrap the space, making drop-off and pick-up safer and easier for parents.

It's a privilege to be building spaces where this community's children will grow, play and thrive. We can't wait to show you what comes next.

Mathews Residence Update | Speers Point

It's been exciting to watch this custom home take shape over the past few months.

From a challenging hillside block and extensive excavation works through to the completion of the slab, framing and roof structure, the project is progressing well and remains on track.

One of the highlights so far has been changing the proposed retaining wall system from traditional concrete blockwork to a Dincel wall system, providing a faster build time and improved waterproofing performance.

A huge effort from our Newcastle team, led by Ethan and Archie, with support from our Dubbo crew when required, has helped keep the project moving forward smoothly.

We're now installing:
🔨 External cladding
🔨 Roof plumbing
🔨 Architectural sunhoods
🔨 Hebel cladding systems

Next we'll be working towards lock-up, rough-in services and internal linings.

We'd like to thank our clients and project consultants for their ongoing collaboration throughout the build.
