As another year comes to an end so does to one of our main jobs for the year. Handing this job over only a couple of weeks ago and already on the market, this investment property was easily the biggest transformation we have undertaken to date.

Starting with the tired old brick shack we demolished this house down to its bare bones, leaving only remains of three externals walls. Underpinning all the bearers and joists bring everything back to flat and level was a must as they had settled away over the years. Extending the house towards to water by 5 metres, adding a master, walk in and en-suite and doubling the living area. Bringing this home into the 21st century where it belongs!

No expense spared inside as the house is scattered with lavish fixtures, stone benchtops, floor to ceiling tiles and storage galore. Outside no different, with the perimeter of house cladded with the popular monument nail strip and spotted gum shiplap to add some pop and contrast. Fully landscaped yards front and back, designed for low maintenance and 160m2 driveway and courtyard in exposed salt and pepper concreate.

Very happy how this one has turned out, it has been a pleasure working with the client and hoping to work with them again on another investment in the future. We will also have a new build we have been working on this year too to showcase to you all very soon, keep an eye out!

Recently handed over our Bass St job in Warrane and excited to let everyone have a look at the finished product!

Bring this tired 50's house into the present with a 360 degree facelift to say the least. Mostly cosmetic renovations, stripping all the walls back to bare studs and re-plastering entire house.

Also adding a en-suite and walk in robe to the master, using up an awkward 4th bedroom. And completely starting again with the existing bathroom, laundry and kitchen. New deck at the rear and a lick of paint throughout the whole house.

And once again the star of the project in my opinion, the hardwood floors that have been brought back to life by our floor sanding expert!

A beautiful finish for AA Built’s first full house renovation. From a cliché Dodges Ferry shack to a sleek modern home with a rustic twist. Not one aspect of this home was left untouched. From beginning to end working through with a fine-tooth comb. Patching, fixing, straightening, leveling, packing, and strengthening- there is just as much craftmanship where the eye cannot see as to what you see in front of you.

We worked very closely alongside our client who did her own interior designing, and we brought to life her dream home! The bathroom was completely gutted and extended to bring the laundry inside, hidden behind a soft closing cavity slider – you forget its even there.

All bedrooms replastered, straightening each wall, and leveling all ceilings giving a brand-new feel. Built ins were added to each bedroom maximising storage and to modernise. New carpets laid throughout to add warmth to these lovely bedrooms.

Ceilings raised and new exposed oak beams installed create a breathtaking open plan living and kitchen area. Original floorboards laid beneath only needed some TLC to complement the remaining oak throughout.

Tiles flow from the bathroom, to the dining, and into the main attraction- the KITCHEN. Again, our joiner and client worked closely together to design and create this modern and seamless masterpiece, with all the bells and whistles needed in today’s kitchen. The centre piece- island bench top is made entirely from recycled timber from the original house, as is the barn door to the bathroom.

We did not forget about the outside either! Replacing each window with double-glazed units, reroofing the entire home, recladding the complete perimeter of the dwelling with axon, plus a huge feature wall of spotted gum shiplap (photos to come).

To say the owner is over the moon is an understatement, and we look forward to working as closely and successfully with the next.
