Walking into this residence at The Marquis, the first thing I noticed wasn’t the view.

It was the volume.

What’s the difference between showing a house and knowing how a house is built?

A client from Coral Gables called me last Tuesday, frustrated after spending two weekends looking at homes with three different agents.

Every single one of them did the exact same walkthrough: unlocked the front door, admired the tile floors, read off the listing sheet specs, and stood around waiting.

When we walked into this 5-bedroom, 3-bathroom home in Forest Lakes, I didn't start talking about the vaulted ceilings or the pool deck.

I looked at him and said:

"Before you look at the living room, let's look at the actual infrastructure. At $750,000—about $296 per square foot—we’re sitting right in line with the neighborhood median, but this one already has a brand-new 2026 A/C system installed and a functional first-floor bedroom that solves your parents' accessibility needs without forcing you into an addition."

A client from Brickell called me last month, completely frustrated. He had toured four townhomes in Forest Lakes with different agents.

Every single one of them did the exact same routine: unlocked the front door, pointed out the tile floors, recited the bed-and-bath count from the listing sheet, and stood around waiting.

When we walked into a 3-bedroom, 2.5-bath townhome listed at $557,000, I didn't start talking about the interior layout.

I looked at him and said:

"Before you look at the living room, let's look at the operational math. At $365 per square foot, with a low HOA of just $105 a month, a tankless water heater, and an expanded driveway that already fits three cars outside, this unit is priced below the neighborhood median for its actual condition."

What's the difference between showing a property and knowing the market?

A client called me last week frustrated. He had toured three different townhomes in Miami with other agents.

Every single one of them did the exact same thing: walked in, pointed out the tile floors, recited the square footage from the listing sheet, and waited by the front door.

When we walked into this Townhouse for sale in the California Club area, right near Aventura, I didn't start talking about the 2,106 square feet.

I looked at him and said:

"Before we look at the kitchen, let's talk numbers. This unit is listed at $595,000, which puts you at about $283 per square foot—well below the recent comps in this pocket for properties with a private pool and lake view. Plus, the roof was just replaced in 2024, meaning you're entirely bypassing major near-term capital expenditures."

We walked through the open-plan living space, checked out the impact glass, and stepped out toward the water view.

Instead of just seeing a nice place to live, he started looking at the actual asset value, the rental flexibility (being able to rent twice a year), and the strategic location next to the best shopping and schools.

That's the shift.

What's the difference between showing a house and uncovering an opportunity?

A client from Caracas told me something I'll never forget:

"I've already seen it with two other agents. They both told me the same thing."

We walked into the property. The other agents had talked about the bedrooms, the kitchen, and the neighborhood. Everything they said was accurate—but completely forgettable.

I walked straight to the backyard.

He looked at me, confused.

"What are you doing?" he asked.

"Measuring something no one has shown you yet."

I checked the property's permit history, reviewed the zoning, and confirmed what I suspected.

Then I turned to him and said:

"This house isn't valuable just because of what's inside it. It's valuable because of what you can build behind it."

A few months ago, I got a message from a client in Bogotá. We had never met in person.

He wanted to invest in the Miami market but couldn't travel. He was looking for a property that would start generating income from day one.

He told me, "I trust your judgment. Show me where you would put your own money."

So I scheduled a video call and walked him through a unit at Icon Brickell Tower 3, one of the few buildings in Brickell that allows short-term rentals.

As we toured the apartment, I showed him the things you can't capture in photos—the natural light, the water views, the way the space flows, and the actual quality of the finishes. Then we went over the numbers: occupancy rates, average nightly rates, and the income potential of operating it as a short-term rental.

We closed the deal without him ever setting foot in Miami.

A few weeks later, he finally came to see the property in person. He stepped onto the balcony, looked out over the bay for a moment, and said,

"It's even better than I imagined... and it's already paying for itself."

That's what I do.
