"The most valuable building on your site may already exist."

This project is a great example of how strategic design can turn overlooked assets into high-performing developments.

Great design isn’t always about building new, it’s about seeing potential where others don’t.

Block 2, Gove House, Nhulunbuy, is an outstanding example of how adaptive reuse can create significant financial and community value. Designed by Dave Bennett of Bennett Architecture, the project involved the transformation of a former mining single men’s accommodation block, originally built in the 1970s, into a collection of high-quality tropical apartments.

By leveraging the building’s inherent strength, its durable construction, elevated position, ocean breezes, and expansive views, we transformed an underutilised asset into a high-performing residential development. The project avoided the costs and environmental impacts of demolition while delivering exceptional commercial outcomes, with the completed development valued at three times the project investment.

This project demonstrates how strategic design thinking can maximise return on investment, extend the life of existing buildings, and create lasting value for both owners and communities.

We asked our Architectural Designer, Lucas, what he wishes more people knew about his profession.

Here’s what he had to say:

“When most people think of architectural designers, they picture someone sketching buildings or creating drawings on a computer all day. While design and documentation are certainly part of the role, a large portion of our time is spent solving problems, coordinating with consultants, managing client expectations, and finding practical solutions that balance design intent, budget, compliance, and construction requirements.

Every project presents unique challenges. A simple design change can impact structure, services, accessibility, cost, or construction sequencing, so architectural designers are constantly analysing how different elements interact. We act as a link between clients, engineers, builders, and authorities to ensure projects progress smoothly from concept through to completion.

What I enjoy most about the profession is that no two days are the same. Beyond creating spaces, we're helping turn ideas into built environments that people will use every day. It's a role that combines creativity, technical knowledge, communication, and collaboration in equal measure.”

Thanks for sharing your insight, Lucas! 👏

The success of industrial architecture is measured by more than the building itself. It’s measured by how effectively it supports operations over time.

At Haulmark’s Adelaide facility, the design approach focused on creating a highly efficient, adaptable manufacturing environment capable of evolving with the business.

Key planning strategies included:

• clear separation of pedestrian and heavy vehicle movement
• optimised production sequencing
• workshop bays aligned with cranage and dispatch requirements
• scalable storage and servicing zones
• modular planning for future expansion

These decisions improve workflow efficiency, reduce operational bottlenecks, enhance safety, and allow the facility to adapt to changing production demands with minimal disruption.

The project also demonstrates how industrial buildings can balance robustness with environmental performance through natural lighting, cross-ventilation, durable materials, and resource-efficient systems that reduce long-term operational costs.

Future-focused industrial design is not simply about accommodating today’s operations. It’s about enabling resilience, flexibility, and business growth for decades to come.

One of the biggest challenges in managing an architectural practice is deciding which projects to pursue.

It's tempting to tender for everything that comes your way, especially when you're focused on keeping the pipeline full. But over the long term, the most successful practices are rarely known for doing everything, they're known for doing a few things exceptionally well.

Specialising in particular sectors or project types helps build a stronger reputation, attracts higher-quality clients, improves efficiency, and often leads to better project outcomes. When clients can clearly identify what you do best, you're more likely to become their first choice rather than one of many competitors.

Sometimes growth isn't about saying "yes" to more projects, it's about being strategic about the ones you choose. At Bennett Architecture we target remote and regional projects and bring value with our:

• Respectful engagement with local culture
• logistical practicality in design and material selections and
• Our professionalism and ongoing relationships with clients.

When Cooinda Lodge Kakadu was first designed, the goal was simple: create architecture that worked with the environment, not against it.

Through passive cooling strategies, shaded circulation networks, natural ventilation, durable low-maintenance materials, and a village-style layout carefully integrated into the landscape, the lodge was designed to perform efficiently in one of Australia's most remote tourism destinations.

More than 20 years later, those early design decisions continue to deliver value. Reduced energy consumption, lower maintenance requirements, simplified operations, and an authentic guest experience connected to Country have all contributed to the lodge's ongoing success.

We're proud that the project continues to demonstrate how thoughtful, climate-responsive design can create lasting commercial, environmental, and community benefits.

Even more rewarding is the trust that has been built over time. Following the long-term success of the original development, we have recently been re-engaged by the client to refresh the lodge's pool facilities, ensuring this important tourism destination continues to evolve while maintaining the character and principles that have made it successful for decades.

The true measure of successful architecture is not what happens on opening day, but how a place performs years later.

At Cooinda Lodge, thoughtful design has proven its value over decades and we're excited to be part of its next chapter.

Bamurru Plains Lodge embodies a thoughtful approach to architecture that responds directly to climate, landscape, and place.

Located on the floodplains bordering Kakadu National Park, this remote off-grid lodge was designed to immerse guests in one of Australia’s most extraordinary environments while responding carefully to the demands of the Northern Territory climate.

Elevated safari-style accommodation, permeable mesh walls, and passive cooling strategies allow natural ventilation and uninterrupted connections to the landscape, reducing reliance on mechanical systems while maximising guest comfort.

At Bennett Architecture, our approach focused on:

• Climate responsive design
• Low-impact construction methodologies
• Durable materials suited to remote tropical conditions
• Integrated off-grid infrastructure solutions
• Designing with the landscape, not against it

The result is a refined architectural outcome that balances environmental sensitivity with high-end hospitality making this project a true example of “Wild Bush Luxury.”
