Your building contract isn't meant to confuse you. Here are five sections that actually matter.

1. 1. Fixed price. Is the contract sum locked in, or does it say "subject to site costs"?

2. Prime cost items. Allowances for things not yet selected, like tapware or appliances. If the allowance is too low, you pay for the gap.

3. Provisional sums. Estimates for work that can't be priced exactly yet, like site works or excavation. Ask how realistic these figures are.

4. Variations process. What happens if you change something mid-build? What does it cost, and how is it approved?

5. Defects liability period. How long after the handover is the builder responsible for fixing issues?
