What does your roofer mean when they say "flashing"? 🔍

If a roofer's ever mentioned flashing and you just nodded along, here's what it is: the metal strips installed around roof joins, chimneys, skylights, and valleys to seal off the points where water is most likely to get in.

Tiles and sheeting cover the flat areas well enough, but joins and penetrations are different, that's where flashing does the work. When it corrodes, lifts, or was installed poorly in the first place, that's often where a leak starts, not from the roof surface itself.

If you've got a leak that doesn't seem to line up with any obvious damage, flashing is usually the first place we check.
