🏠In 35 years of repairing roofs across Brisbane, I can tell you with confidence that cracked roof pointing and failing roof valleys are responsible for the majority of roof leaks I attend.

Yet they are the two things most homeowners have never heard of until they are already dealing with a wet ceiling.

Here is how it works:
👉 Roof pointing is the mortar that bonds your ridge capping to the top of your roof. Queensland's heat dries it out, it cracks, and once it goes, ridge tiles shift, and water gets in.

👉 Roof valleys are the channels where two sections of your roof meet. They take the full force of heavy rainfall, and when the mortar or flashing in those areas deteriorates, you have a direct pathway for water into your ceiling cavity.

I repair and re-point ridge caps and fix roof valleys on concrete tile roofs right across Brisbane's Southside, Bayside, and Logan. I use quality materials and take the time to do the job properly, because a roof repair that fails in 12 months is no good to anyone.

This time of year, roofs cop a double hit: intense heat during the day, then sudden storms and wind changes.

On concrete tile roofs, that can mean tiles shift and old bedding/pointing starts cracking.. especially along ridges and hips.

If you’re seeing:

A lot of people install gutter guards and think they’re set for life. I wish.

Guards stop big leaves, but fine debris, seeds and mud still get through. That sludge ends up in valleys and outlets, water backs up, and the first big storm sends it under the first row of tiles.

If you’re in the Brisbane Southside or Redlands area and you’ve got guards, plan for a yearly clean and a quick roof check. It’s cheaper than repairing soaked ceilings.

Ridge capping doesn’t last forever (and that’s okay) 👍

Queensland sun bakes mortar. If your ridge capping/pointing has hairline cracks or movement, water will find a path in (usually after the first big storm).

What to check:
➡️ tiny gaps along the ridge line,
➡️ sand/powder on tiles, or tiles that “clink” when tapped.

A quick repoint seals everything back up and stops small problems from turning into soaked insulation.

Ceiling stain in summer? Might be condensation, not a roof leak.

In Brisbane's summer, I see a lot of ceiling stains with no rain around. That’s often condensation, not a roof leak.

Why it happens in summer:
👉 High humidity + cold A/C ducts = moisture condensing on or in your ceiling
👉 Bathrooms/laundries without good ventilation trap steam
👉 Insulation gaps let hot/cold zones meet and sweat

Clues it’s condensation (not a leak):
❌ Stain shows up on hot, humid days (even when it hasn’t rained)
❌ Near A/C vents, downlights, or bathrooms
❌ Dark ring that fades/returns with weather and A/C use

What to do:
✅ Vent bathrooms/laundry outside, not into the roof cavity
✅ Get the A/C drains and duct insulation checked
✅ Top up missing ceiling insulation to reduce hot–cold contact
✅ Still get a proper roof che,ck so you’re not guessing
