Part 1 of 2 || YAY!!!πŸ₯³πŸ₯³πŸ₯³ βœ…We are thrilled to receive DA APPROVAL for our super lot development in Caddens through the Land and Environment court! βœ… This multi-residential project is just two lots of the three super lots which consist of 68 townhouses/multi-dwellings across all three lots. Site 1 consists of 28 dwellings and site 2 consists of 17 dwelling, totalling 45 dwellings. Both sites will create a diverse mix of housing options with a choice of 2,3 and 4 bedrooms and contribute towards more affordable, quality housing.

This six-terrace development in the South-Western Sydney suburb of Cartwright was approved through DA due to bushfire challenges deeming fast track approval under complying development not possible. The project is a celebration of functional, effective use of space, consisting of six strata title homes with three bedrooms each on a 1,160 square metre unique block with three connecting boundaries. The project took 1.5 years for DA approval with Liverpool City Council and is almost ready for construction! πŸ—πŸ‘

This is not our first group home approved under complying development but our first GROUP HOME approval since the new Design and Building Practitioners legislation (the DBP) impacted class 3 buildings. Designed under the new NDIS SDA Design Standards, this two storey group home is specially designed for people with high physical support needs. ArkExpress is proud to to contribute to more high quality and specialist housing solution for NDIS participants with very high and complex support needs to enable them to lead ordinary lives. The design sympathises with the peaceful country town setting while incorporating contemporary stimulating forms and finishes appropriate for nurturing young minds.πŸ”ΆοΈπŸ”·οΈ

Located within the Thornleigh industrial precinct, this project incorporates retaining an existing 55-place warehouse style childcare centre and the adaptive re-use of an adjacent industrial building to increase to 134 children in total. Overall, we are incredibly pleased to see a great outcome that merge the needs of the children and all members involved in the development to create an awesome facility that enhances both the existing and proposed spaces while sensitively addressing its industrial neighbours.😊

Another three torrens title terrace homes in Moorebank recently completed!πŸŽ‰βœ…

While most terrace housing are attached to one another giving the appearance of a continuous built form, this one is not. One of the terrace homes has been cleverly disguised to appear as one detached house.

We love that this project challenges the narrative of a traditional terrace house by creating highly spacious and light-filled contemporary homes that feels and functions like free-standing homes. 🏑🏑🏑

Another DA lodged for another childcare centre! This charming country style childcare centre, catering for 32 children, is located in the beautiful Shoalhaven region on the NSW South Coast.🏞 The relaxing β€˜country’ style is inspired by the natural landscape of this relaxed coastal town with careful consideration put into the building form, materials and colours to blend into the natural landscape and sympathise with the residential character of the locality and adjoining residential properties. The generous height provided by raked ceilings allows for better natural light pe*******on throughout the day, together with the large windows give a feeling of bright openness and space.🌞

DA lodged for this new purpose designed childcare centre located on a unique cul-de-sac road with dual street frontage in the Greater Western Sydney suburb of Marayong. The centre caters for 90+ children over two levels with basement carparking.

The external design features modern contemporary stimulating forms and finishes appropriate for exploring young minds and capturing the excitement of the centre. The self sustaining green wall on the facade not only elevate the visual appeal but also promote environmental sustainability.🌱 This aesthetic continues to the inside with light, bright, open spaces. With a L-shaped design that hugs one of the two outdoor play areas, the design embraces the landscape and provide the internal spaces with plenty of views of the outdoor space.🌞🌿

βœ…We are delighted to receive CDC APPROVAL for this manor house and class 2 building governed by the new Design and Building Practitioners legislation (the DBP).βœ… This manor house in the Central Coast is like a mini residential apartment building containing 4 residential dwellings strata titled over 2 levels with large basement carpark. Each unit features 3 bedrooms, a large open living area and an outdoor entertainment area.

Not only was the site partly bushfire affected but the biggest challenge was the site topography which had a very steep cross-fall of over 5 metres forcing split levels for all the units with many cut and fill challenges. This inspired a more creative design and careful planning to take advantage of the site constraints to create 4 x 100sqm luxury apartment style units that maximises the views and overall has a strong architectural character.

Check out another terrace project in Chipping Norton recently completed! βœ… This 750-square-metre project on a awkward block consist of three torrens title terrace homes – 1 x five bedrooms and 2 x four bedrooms. Good design ensure that despite having a smaller size, each terrace home have adequate space and efficiency to meet the needs of the modern family who will occupy them. 🏑🏑🏑

ArkExpress was created from the passion of our founding director, Hy Chheng, who wanted to meet the needs of clients who demanded effective design solutions delivered in a timely manner with the aim to create a positive experience for all involved. Many of our clients have been with the firm since the beginning of the practice.
