The order of construction matters more than most people realise.
On this site, we start with the deepest activity first — the sewer, sitting around 2 metres deep at the rear of the site.
Once that was completed, we moved onto the piers and now the edge boards are going in.
Getting these boards positioned correctly is critical because all the plumbing is set out in relation to them.
Get the sequence and measurements right early, and everything that follows works better. 🏡

Waffle pods can save you serious money on the right slab design.
They create voids within the slab, reducing the amount of concrete required while still providing the structural support needed. They can also help manage changes in site levels and reduce unnecessary cut and fill.
But it’s not a one-size-fits-all solution. The right system depends on your geotechnical conditions, design, and site levels.
The cheapest structural solution isn’t about using less material. It’s about designing smarter.

The Detail Behind a Seamless Alfresco
For this sliding door, we’ve removed the bottom reveals so the bedding and tiles can finish flush with the track.
The alfresco floor is also graded slightly away from the house to help water drain properly.
A small detail that makes a big difference to both the look and function of the space.
Good design is in the details. 🏡

Small Check. Big Difference.
Before the slab is poured, we check the height of every plumbing pipe.
A few pipes on this site were sitting too low and would have been buried inside the slab.

We caught it during our QA check, so the plumber can fix it before the pour.
Good building is about catching problems before they become expensive. 🏡

Before the slab goes down, the ground needs to be prepared properly.
Here, the site is being excavated and the pier locations have been marked out along the building line. With the natural fall across the block, the levels vary significantly from the front to the rear of the site.
That’s why additional fill is being brought in — to build the site up, achieve the required levels, and create a consistent platform for the slab.
The drop edge and piering are all part of the structural preparation happening beneath the finished home.

Why is the site sitting so high?

It all comes down to the natural fall of the block.
Because the site slopes towards the backyard, we need to build up the levels to create a consistent, level platform for the slab while allowing for the OSD tanks and retaining walls.
That’s why you’re seeing all this additional fill being brought onto site.
The piers and drop edge beams are positioned around the new levels, with the slab eventually sitting around 300mm higher than the existing ground level in this area.
It may look like a lot of dirt now, but it’s all part of preparing the site for the next stage.
